Job summary

Our Client in Leominster, MA is seeking an experienced Senior Roofing Estimator to own estimating and preconstruction for commercial roofing projects. You will review drawings, perform takeoffs, develop material and labor estimates, source pricing, and prepare competitive bids while coordinating with GCs, owners, vendors, and internal teams.

Key responsibilities include evaluating project requirements, estimating EPDM/TPO/PVC systems, and maintaining accurate estimating records.

Qualifications

• 5+ years of commercial roofing estimating experience.
• Strong knowledge of commercial roofing systems and installation methods.
• Experience estimating single-ply roofing systems (EPDM, TPO, PVC).
• Experience with roofing takeoffs, material pricing, labor calculations, and bid preparation.
• Ability to read and interpret architectural drawings, specifications, and construction documents.

Responsibilities

• Review drawings, specs, bid documents, and project requirements.
• Perform detailed takeoffs for commercial roofing and sheet metal work.
• Prepare estimates for new construction, reroofing, repair, and replacement projects.
• Estimate roofing systems including EPDM, TPO, PVC, built-up, slate, and shingles.
• Obtain and evaluate pricing from material, equipment, subcontractors and suppliers.
• Develop detailed labor and material cost estimates.
• Prepare competitive and profitable proposals and bids.
• Track bid invitations, scope, and requirements.
• Identify risks, exclusions, and scope gaps in bid documents.
• Communicate with GCs, owners, architects, vendors, and suppliers.
• Attend pre-bid meetings and site visits as needed.
• Support value engineering and alternative roofing proposals.
• Maintain estimating records and project documentation.

Our Client is seeking an experienced Senior Roofing Estimator to join its team and take ownership of estimating and preconstruction activities for commercial roofing projects.

The Senior Estimator will be responsible for reviewing project plans and specifications, performing detailed quantity takeoffs, developing accurate material and labor estimates, soliciting subcontractor and supplier pricing, preparing competitive bids, and working closely with customers, general contractors, vendors, and internal operations teams.

This is an excellent opportunity for an experienced commercial roofing estimator who can independently manage the estimating process and help drive profitable project opportunities.

Key Responsibilities

• Review architectural drawings, specifications, bid documents, and project requirements.
• Perform detailed quantity takeoffs for commercial roofing and associated sheet metal work.
• Prepare accurate estimates for new construction, reroofing, repair, and replacement projects.
• Estimate a variety of roofing systems including EPDM, TPO, PVC, built-up roofing, slate, and shingle systems.
• Estimate sheet metal, flashing, gutters, roof drainage, insulation, membranes, and other roofing accessories.
• Obtain and evaluate material, equipment, subcontractor, and supplier pricing.
• Develop detailed labor and material cost estimates.
• Prepare competitive and profitable proposals and bids.
• Review bid invitations and determine project scope, requirements, and suitability.
• Identify potential risks, exclusions, clarifications, and scope gaps within bid documents.
• Communicate with general contractors, owners, architects, vendors, and suppliers to clarify project requirements.
• Attend pre-bid meetings and occasional job walks/site visits.
• Assist with value engineering and alternative roofing system proposals.
• Maintain accurate estimating records and project documentation.
• Track upcoming opportunities and bid deadlines.
• Work closely with project management and operations teams during project handoff.
• Support the development of budgets, change orders, and other pricing as required.
• Build and maintain strong relationships with GCs, owners, suppliers, and other industry contacts.
• Help ensure estimates are completed accurately and submitted on time.

Qualifications

• 5+ years of commercial roofing estimating experience preferred.
• Strong knowledge of commercial roofing systems and installation methods.
• Experience estimating single-ply roofing systems, particularly EPDM, TPO, and PVC.
• Experience with roofing takeoffs, material pricing, labor calculations, and bid preparation.
• Ability to read and interpret architectural drawings, specifications, and construction documents.
• Strong understanding of commercial construction practices and project sequencing.
• Experience working with general contractors and/or commercial building owners.
• Strong mathematical and analytical abilities.
• Excellent attention to detail and organizational skills.
• Ability to manage multiple bids and deadlines simultaneously.
• Strong written and verbal communication skills.
• Proficiency with Microsoft Office, particularly Excel.
• Experience with digital takeoff and estimating software is highly desirable.
• Ability to work independently while collaborating effectively with project management and operations teams.

Preferred Background

The ideal candidate will come from a commercial roofing contractor and have a strong understanding of the full estimating process from bid invitation through proposal submission and project handoff.
