Job summary

KEITH is seeking a Senior Resident Project Representative to act as the owner's on-site representative for a $300M airport project at Fort Lauderdale-Hollywood International Airport (FLL). The RPR will monitor contractor performance, ensure quality compliance, and protect the client's interests throughout construction.

You will coordinate with the design team and contractors, track progress, manage RFIs, maintain logs and as-builts, and oversee closeout activities, ensuring safety and regulatory

Qualifications

• 10+ years of building inspection and resident representation experience.
• Experience on complex multi-phase capital projects, aviation or public facilities preferred.
• Strong QA/QC, field coordination, and reporting skills.
• Ability to manage multiple stakeholders under pressure.
• Familiarity with FAA and airport standards is a plus.
• Excellent documentation and problem-solving abilities.

Responsibilities

• Serve as day-to-day liaison between construction team, design professionals, and owner.
• Observe all construction phases including site prep, structural, architectural, MEP, finishes.
• Ensure contractor compliance with drawings, specs, codes, and regulatory standards.
• Track progress against schedule and report deviations, risks, or issues.
• Maintain accurate records including daily logs, photographs, and as-built documentation.
• Facilitate resolution of field conflicts and RFIs in collaboration with designers and contractors.
• Provide oversight for punch list development, commissioning, and project closeout.

Position Overview

KEITH is hiring a Senior Resident Project Representative to act as the owner's on-site representative for a $300M airport project at Fort Lauderdale-Hollywood International Airport (FLL). The RPR will be responsible for monitoring contractor performance, ensuring quality compliance, and representing the interests of the client throughout construction.

Key Responsibilities

• Serve as the day-to-day liaison between the construction team, design professionals, and the owner
• Observe all phases of construction including site preparation, structural, architectural, MEP, and finishes
• Ensure contractor compliance with approved drawings, specifications, codes, and regulatory standards
• Track progress against schedule and report deviations, risks, or issues

Qualifications

• 10+ years of relevant experience in building construction inspection and resident project representation
• Strong background on complex, multi-phase capital projects, preferably in aviation or public facilities
• Demonstrated expertise in construction observation, field coordination, and QA/QC practices
• Ability to manage multiple stakeholders and maintain professionalism in high-pressure environments
• Familiarity with FAA and airport authority standards a plus
• Excellent reporting, documentation, and problem-solving skills
