Job summary

Excel Fitness in Austin seeks a Senior Real Estate Manager to lead new store openings, relocations, and expansions across enterprise markets.

You will manage broker, architect, contractor, attorney, and operator relationships to secure favorable lease terms, develop pro formas, and oversee site selections. A minimum of 10 years in real estate and strong negotiation skills are required.

Qualifications

• Bachelor’s degree in business, construction or related field.
• At least 10 years in commercial development, business, real estate, urban planning or related field.
• At least 10 years in real estate site selection and lease negotiation.
• At least 5 years managing a construction team with 10+ projects in a large box retail environment.
• Strong knowledge of lease documents and leasing processes.
• Proficient in MS Outlook, MS Excel, and project management software.

Responsibilities

• Lead development and strategic plans for new stores and existing clubs to align with company goals.
• Manage real estate relationships with broker networks and coordinate cross-functional teams to execute real estate goals.
• Prepare for real estate committee presentations for openings, relocations, and expansions; develop pro formas and market due diligence.
• Negotiate and approve LOIs and lease documents for new locations and amendments; ensure timely openings within budget.
