Overview
The Senior Real Estate Manager is responsible for overseeing and executing the strategic direction of the company's retail real estate portfolio. This includes managing the acquisition, negotiating complex leases, and ensuring alignment with the company’s growth and operational goals. The ideal candidate will have significant experience in retail real estate, strong negotiation skills, and a strategic mindset. The successful candidate will focus on-site selection, site presentation, and negotiation of real estate deals (lease, developer built to suit, and fee acquisition) as well as Business Conversion Program (BCP) sites. In addition, the successful candidate will work to optimize the existing portfolio of stores by identifying existing 7-Eleven branded locations that meet site quality criteria and site attributes to warrant optimization through investment.
Responsibilities
- Train, Coach and Mentor the Real Estate Support Specialist (RESS)
- Assist Real Estate Director in Managing site pipeline timelines, budgets and milestones.
- Assist with the Development and implement a comprehensive real estate strategy to support the company's growth objectives, including site selection, expansion, and market penetration.
- Manage the company’s retail real estate portfolio, ensuring the optimization of properties to meet business needs and maximize return on investment.
- Establishes procedures, develops goals, strategies and direction and initiates programs to ensure effective management of real estate acquisitions for the Company
- Lead the identification and evaluation of new retail locations through market research and analysis of demographic trends, customer behavior, and competitor activities.
- Coordinate with brokers, landlords, and internal teams to identify and secure prime retail locations.
- Oversee the planning and execution of new store openings, relocations, and renovations in alignment with retail strategies.
- Develop and maintain relationships with key stakeholders, including property owners, investors, and external partners.
- Prepare and present reports to senior management, providing insights into real estate market trends, portfolio performance, and strategic recommendations
- Coordinates the implementation of real estate programs, in conjunction with internal and external partners, by seeking out properties and operational facilities which will positively impact the profit margin and allow for increased growth opportunity for the Company as a whole
Education and Experience
EDUCATION: Bachelors/4 Yr Degree
YEARS OF RELEVANT WORK EXPERIENCE: 5+ years
YEARS OF MANAGEMENT EXPERIENCE: 5+ years

Specific Knowledge and Skills
- Strong negotiation and financial analysis skills and complex deal structuring. Excellent analytical, problem-solving, and strategic thinking abilities.
- Deep knowledge of Real Estate Development, site selection, and franchise growth strategies.
- Ability to work cross-functionally with finance, legal, franchising, operations teams, and others to execute strategic initiatives.
- Strong communication and presentation skills, with the ability to influence executive decision-making.
- Demonstrated expertise with Word, Excel, and other MS Office suite applications.
