Invest Chattanooga is seeking a Director of Real Estate to own asset management of its active portfolio and lead complex deals as a lead-developer on expanding projects. This senior role reports to the CEO and requires ownership from day one.

Ideal candidates have 5+ years in real estate finance, asset management or housing development, with experience in multifamily, AMI, and PILOT reporting. In-person with hybrid options in Chattanooga, TN; relocation expected.

Formación

• 5+ years in real estate finance, asset management or housing development.
• Direct experience with multifamily/mixed-use construction, lease-up and stabilization.
• Knowledge of mezzanine debt/equity, LP-GP structures, and ground leases.
• Familiarity with property management oversight, compliance and AMI certification.
• Experience with LIHTC, CITC, philanthropic capital, and CDFI financing.
• Comfort working with sponsors, public partners and boards across cultures.
• Experience with AI-augmented research, modeling and knowledge management.
• Bachelor's degree required; advanced degree or credential preferred.

Responsabilidades

• Monitor construction draws, contingency usage, and schedule/budget variance.
• Lead lease-up and stabilization workflows including occupancy tracking and NOI reporting.
• Manage deed restrictions, ground lease covenants, AMI recerts, and PILOT reporting.
• Lead refinance modeling and recap discussions to support affordability.
• Build and manage IC's bench of property management partners.
• Support deal sourcing, sponsor relationships, and underwriting on new investments.
• Lead execution on lead-developer projects with partnerships and delivery accountability.
• Prepare quarterly portfolio reporting and annual reviews against plan.
• Develop and maintain asset management dashboard and knowledge base.
