Job summary

The RMR Group is seeking a Senior Property Manager, Residential for a 1,180-unit property in Sandy Springs, GA. The role oversees all facets of the property, including leasing, resident relations, financial reporting, and budget management to maximize asset value.

The ideal candidate has 5–8 years of residential real estate experience, on-site management for 700–900 units, and strong leadership, communication, and cost-control skills.

Qualifications

  • Bachelor’s degree preferred.
  • Five to eight years’ experience in residential real estate.
  • Three to five years on-site Manager experience at a large 700-900 unit community.
  • Experience managing a large staff and multiple vendor relationships.
  • Detailed financial reporting and analysis.
  • ARM, CAM, or RAM certification preferred.
  • Experience in budgets and staff management.
  • Strong people and customer service skills.

Responsibilities

  • Oversee all facets of the property.
  • Assist Regional Manager and supervisors with projects.
  • Ensure staff compliance with policies and procedures.
  • Prepare weekly and monthly reports and market surveys.
  • Review and approve rental applications and lease forms.
  • Recommend improvements to marketing and leasing programs.
  • Ensure market-ready apartments are updated in the system.
  • Maintain knowledge of the local real estate market and community role.
  • Manage cash functions including rent collections and deposits.
  • Maintain inventory of tangible assets and assist in budgets.
  • Analyze budget variances and report findings to Regional Manager.
  • Submit weekly activity and Monday reports on time.
  • Ensure timely completion of property reports.
  • Implement rent collection programs in compliance with laws.
  • Maintain resident relations with quality service and policy consistency.
  • Document resident communications and coordinate resolutions with Regional Manager.
  • Handle property emergencies.
  • Oversee and guide team members and contractors.
  • Supervise contractor work and approve second-level actions when needed.

Job description

Overview

The RMR Group is seeking a Senior Property Manager, Residential, who will be responsible for all facets of the property in his/her portfolio, a 1180 unit property located in Sandy Springs. The SPM will assist in maintaining the physical asset and maximizing the financial returns from that asset in accordance with the owner’s objectives. Directs and coordinates properties activities and team members involving showing prospective residents apartments, leasing apartments, collecting security deposits as required, and completing leasing forms outlining conditions and terms of occupancy while performing the duties below.

Responsibilities
  • Oversee all facets of his/her property.
  • Assists Regional Manager and supervisors with projects.
  • Ensures staff compliance with company policies and procedures.
  • Initiates preparation of weekly and monthly reports, regular market surveys, and advertising and marketing programs.
  • Reviews and approves all rental applications and lease forms for accuracy and compliance with resident policy.
  • Makes recommendations to improve marketing and leasing programs.
  • Must confirm all market ready apartments are updated in property computer program.
  • Possess full knowledge of the surrounding real estate market and the position the community plays in the market.
  • Responsible for all property cash management functions consisting of accounts receivable, accounts payable, and cash receipts (including rent collections and daily deposits).
  • Responsible for maintaining an accurate inventory of tangible assets and assists in preparation of annual budget.
  • Analyzes budget variances and submits written findings to Regional Manager along with monthly owner reports.
  • Analyzes weekly activity and submits Monday report to Regional Property Manager by 10:00am Monday morning.
  • Insures all property reports are completed and submitted in a timely manner.
  • Implements rent collection programs in legal compliance.
  • Maintains good relations with residents through quality customer service and consistent application of company policies and regulations.
  • Keeps documentation of all resident correspondence in resident files and communicates and documents any property or resident related problem and suggested resolution to the Regional Manager.
  • Handles property emergencies.
  • Oversees and manages team members, including providing guidance, leadership, and ensuring property coverage.
  • Supervises work performed by contractors, possibly second level approval required.
Qualifications
  • Bachelor’s degree preferred.
  • Five to eight years’ experience in residential real estate.
  • Three to five years related experience as an on-site Manager at a residential community with (minimum) 700-900 units
  • Experience managing a large staff, as well as multiple vendor relationships.
  • Detailed financial reporting and analysis.
  • ARM, CAM, or RAM certification preferred.
  • Experience in preparing budgets and staff management.
  • Excellent people skills.
  • Excellent customer service experience, preferably in a luxury residential community setting.
  • Exceptional organizational skills.
  • Ability to work in a fast-paced, collaborative and results driven environment.
  • Must be a strong team player with good communication skills and ability to solve problems, manage time, and set priorities.
  • Excellent written and verbal communication skills providing for effective communication with residents, employees, peers, vendors, owners, etc. and to assist in efficient operations.
  • Strong proficiency with computer software including MS Suite YARDI®, or other property management software.
  • Basic understanding of Landlord/Tenant laws and application, familiarity with NAA Lease and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA requirements for property management industry.
  • Must have a valid driver’s license.
  • Ability to walk, stand; utilize stairs, bend on a daily basis, conduct property tours in various weather conditions, carrying of moderate items such as papers, boxes, event items, collateral, books, small parts, drive an automobile. Job may be sedentary at times
