Job Description Summary

The Senior Property Manager (multi-site) oversees an assigned portfolio of 5 multifamily properties in a designated geographic area. This position works closely with the ownership group to provide consistency in operations throughout their portfolio as well as provide a single point of contact for the client.
This position oversees 5 multifamily assets:
-The Vault - primary location
-The Key at Yale & Towne
-111 Harbor Point
-Postmark Apartments
-The Lofts at Yale & Towne - permanently closed

Job Description

ESSENTIAL JOB DUTIES: Â

  • Operations - Ensuring the smooth running of each community in partnership with the Asset Manager and Regional Property Manager. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.Â

  • Customer service - Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.Â

  • People development - Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel, in order to maximize their engagement and minimize turnover.Â

  • Marketing - Driving revenues with your thorough understanding and analysis of competition and development of creative marketing programs.Â

  • Leading by example - Instilling, maintaining, and modelling the mission to be the best national management company.Â

  • Supervise day-to-day operations of entire on-site team, ensuring that all policies and procedures are being followed.Â

  • Maintain effective on-site staff through interviewing, hiring, and terminating as necessary.Â

  • Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.Â

  • Manage and maintain all aspects of overall community budget and financesÂ

  • Work with leasing staff to ensure that leasing/marketing goals are being met.Â

  • Maintain positive relations with all community vendors.Â

  • Coordinate special projects as requested by supervisor.Â

  • Perform any other related duties as required or assigned.Â

COMPETENCIES: Â

  • Must be able to travel to multiple property sites on a regular basis; ability to travel to offsite locations for meetingsÂ

  • Must be detail oriented and able to focus with frequent interruptionsÂ

  • Experience in supervisory role and managing staffÂ

  • Experience in writing and maintaining budgetsÂ

  • Maintains confidence and protects operations of business by keep information confidentialÂ

  • Proficient in Yardi property management software or other similar property management softwareÂ

  • Oversee entire staff within assigned portfolioÂ

IMPORTANT EDUCATIONÂ Â

  • 5-10 years of Property Manager, Multifamily experienceÂrequired
  • 500+ units Property Manager, Multifamily experience required
  • Multi-Site Property Manager, Multifamily experience preferred
  • YardiÂrequired

ADDITIONAL ELIGIBILITY QUALIFICATIONS Â

  • CPM, RPA, or CSM designation or in processÂpreferred

  • Possess CT real estate licenseÂpreferred

  • Strong knowledge of finance and building operationsÂ

  • Ability to analyze, prioritize, and delegateÂ

  • Ability to effectively manage a team of professionals, including both employees and vendorsÂ

  • Previous experience in analyzing and negotiating commercial lease and/or contract languageÂ

  • Advanced knowledge of Microsoft Office SuiteÂ

WORK ENVIRONMENT Â

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.Â

PHYSICAL DEMANDS Â

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery. The employee must be able to travel up to 60% of the time. Travel may vary in frequency and duration. The employee must demonstrate the ability to exert up to 20 pounds occasionally, and/or up to 20 pounds frequently, and/or up to 20 pounds of force constantly to lift, carry, push, pull, or move objects.Â
