Position Summary:

We are seeking a dedicated and knowledgeable Senior Property Manager to join our team in Washington, DC. The ideal candidate will have a strong understanding of Low-Income Housing Tax Credit (LIHTC) programs, federal, state, and local housing regulations, and affordable housing compliance requirements. In this role, you will ensure that our properties remain in compliance with LIHTC, HUD, and District of Columbia regulations, safeguarding their eligibility for tax credits and other affordable housing benefits.

Key Responsibilities:

  • Property Operations: Manage the day-to-day operations of tax credit and low-income housing properties, including budgeting, financial reporting, and rent collections.
  • Compliance: Ensure compliance with LIHTC regulations, as well as federal, state, and local housing laws and requirements. Oversee tenant eligibility, income certifications, annual recertifications, and documentation.
  • Tenant Relations: Build and maintain positive relationships with residents. Address tenant inquiries and concerns, mediate disputes, and resolve issues in a professional and timely manner.
  • Leasing & Marketing: Manage leasing activities, including showing units, conducting move-ins and move-outs, processing applications, and maintaining occupancy levels. Develop and implement marketing strategies to attract qualified tenants.
  • Staff Management: Supervise, train, and mentor property staff. Ensure the team is equipped with the knowledge and resources to succeed in their roles and provide excellent customer service.
  • Maintenance & Repairs: Coordinate and oversee property maintenance and repair activities to ensure the property remains in good condition and complies with safety and health standards.
  • Financial Oversight: Monitor budgets, manage operating expenses, and ensure financial goals are met. Prepare and submit accurate financial reports to property owners and investors.
  • Vendor & Contractor Management: Manage relationships with third-party vendors, contractors, and service providers to ensure timely and cost-effective maintenance and repairs.
  • Inspections & Audits: Conduct regular property inspections to ensure that the property meets company standards and complies with housing regulations. Prepare for and support audits as required by regulatory agencies.

Qualifications:

  • Education & Experience:
  • Minimum of 5 years of property management experience, with a focus on tax credit or low-income housing properties is required.
  • Knowledge: Strong understanding of Low-Income Housing Tax Credit (LIHTC) program, Fair Housing regulations, and other federal, state, and local housing laws.
  • Certifications: Certified Occupancy Specialist (COS) and/or Low-Income Housing Tax Credit (LIHTC) certification preferred. Additional certifications such as Certified Apartment Manager (CAM) or Fair Housing certification are a plus.
  • Skills:
  • Proficient in property management software (e.g., Yardi, RealPage, OneSite)
  • Excellent organizational, communication, and customer service skills
  • Strong decision-making and problem-solving abilities
  • Ability to work independently and as part of a team
  • Detail-oriented with a focus on compliance and financial management
  • Education: High school diploma or equivalent required. Bachelor’s degree in Business Administration, Real Estate, or related field preferred.
  • A combination of experience and education will be considered.
