We are seeking a highly skilled and experienced Senior Property Manager to oversee the day-to-day operations of a diverse portfolio, including industrial and retail properties. This position requires a proactive, detail-oriented professional with strong leadership capabilities and a thorough understanding of property management best practices. The Senior Property Manager will play a critical role in maintaining tenant satisfaction, managing vendors, optimizing financial performance, and supporting strategic property initiatives.
Key Responsibilities :
- Serve as the primary point of contact for tenant relations, ensuring high levels of satisfaction and responsiveness.
- Supervise and provide direction to Assistant Property Managers, third-party property managers, and maintenance staff, as applicable.
- Develop, implement, and manage annual operating budgets for assigned properties.
- Monitor and control operating expenses, capital expenditures, and administrative costs to achieve budgeted targets.
- Source, evaluate, and negotiate contracts with vendors and service providers; oversee performance to ensure quality standards are met.
- Solicit competitive bids and manage certain capital improvement projects through completion.
- Oversee rent collection processes, including timely posting of payments and late fees; prepare bank deposits.
- Review, code, and approve property-related invoices to ensure accuracy and proper classification.
- Ensure timely processing of accounts payable and assist in resolving accounts receivable issues.
- Verify vendor compliance by collecting and managing required documentation, including insurance certificates and contracts.
- Conduct regular property inspections and support risk management initiatives; maintain accurate inspection records.
- Lead property transition efforts including onboarding of new acquisitions, coordination of vacancies, and support for dispositions.
- Respond promptly to property-related emergencies, including after-hours issues.
- Travel to property sites as needed (approximately 10%; typically 1–2 day trips).
- Perform additional duties and special projects as assigned.
Qualifications :
- 5+ years of experience in property management.
- Strong working knowledge of building systems, including roofing, HVAC, and parking structures, as well as retail lease provisions (e.g., exclusion clauses).
- Advanced proficiency in Microsoft Excel for budgeting and reporting.
- Familiarity with Yardi or similar property management platforms preferred.
- Excellent communication, interpersonal, and relationship management skills.
- Exceptional organizational, analytical, and decision-making abilities.
- Flexibility to work non-traditional hours, including weekends and holidays, when necessary.
- Reliable, self-motivated, and capable of managing multiple priorities in a fast-paced environment.
