Job summary

Ascendo Resources is seeking a Senior Property Accountant for a full-time, on-site role in New York. You will manage multiple funding structures across condo associations, private investor books, and commercial leases, ensuring accurate ledgers and timely reporting.

The role requires 3+ years in property accounting, exposure to CAM, rent reconciliations, and coordination with property managers and auditors. Proficiency in Yardi Voyager, MRI, RealPage, QuickBooks, or AppFolio is preferred.

Qualifications

• Bachelor's degree in Accounting, Finance, or a related field.
• 3+ years of property accounting experience with commercial, residential condo, or mixed-use assets.
• Strong knowledge of accrual accounting, fund accounting (for reserves), and commercial escalation logic.
• Proficiency in real estate accounting systems (Yardi Voyager, MRI, RealPage, QuickBooks, or AppFolio).
• Ability to interpret legal lease and condo declaration documents.
• Excellent communication skills for interfacing with asset managers, property teams, and board members.

Responsibilities

• Prepare monthly and quarterly financial statement packages for commercial, residential condo, and private investor assets.
• Maintain distinct books, separating Condominium Association funds (operating and reserves) from private owner/entity accounts.
• Perform monthly bank reconciliations and manage cash positions across multiple entities and bank accounts.

Ascendo Resources is currently seeking a Senior Property Accountant for a full-time, on-site role. Salary range is from $100,000 to $120,000 a year.

Our client is a well-established real estate development company with over 30 years in business and 8 million+ square feet developed and owned across New York City. The firm manages a diverse portfolio spanning commercial retail, residential condominiums, and privately held investment properties.

About the Role

This hybrid role requires an accountant comfortable managing multiple funding structures — from condominium board operating/reserve funds to private equity owner books and complex commercial triple-net (NNN) leases — while maintaining clarity across multiple general ledgers (accrual/cash).

Key Responsibilities

• Prepare monthly and quarterly financial statement packages for commercial, residential condo, and private investor assets
• Maintain distinct books, separating Condominium Association funds (operating and reserves) from private owner/entity accounts
• Perform monthly bank reconciliations and manage cash positions across multiple entities and bank accounts
• Execute monthly budget-to-actual variance analysis and provide financial commentary to property managers, owners, and Condo Boards
• Coordinate with internal teams and external auditors for lender compliance, year-end closing, and tax filings

Commercial CAM Reconciliations & Revenue Accounting

• Perform annual and mid-year CAM, real estate tax, and insurance reconciliations for commercial and retail tenants
• Interpret financial clauses from commercial leases, including pro-rata shares, expense caps, and base rent escalations
• Calculate and bill monthly rent, escalations, recoveries/reimbursements, and monitor percentage rent where applicable

Residential Condo & Private Property Operations

• Oversee recurring billings including common charges, maintenance fees, special assessments, and rent roll tracking
• Process and track security deposits in compliance with legal interest and escrow requirements
• Review property-level accounts payable, ensuring accurate GL coding across OpEx and CapEx

Board Support, Budgeting & Compliance

• Partner with Property Management teams on annual operating and reserve budgets for Condo Associations and private portfolios
• Prepare financial packages and schedules for annual Condo Board meetings
