Job summary

Synergy Search client seeks a dedicated accounting professional to own full-cycle property accounting, including close, reconciliations, and lease interpretation. You will read lease agreements, translate provisions into accounting treatment, and prepare operating statements, accruals, and expense recoveries, collaborating with property management.

Ideal candidate has 2–5 years CRE accounting experience; CPA or active pursuit preferred; familiarity with property accounting software required;

Qualifications

• Proficiency with lease abstraction
• Public accounting experience without CRE is not sufficient

Responsibilities

• Complete monthly close for assigned properties
• Prepare operating statements and book accruals
• Prepare account reconciliations and schedules
• Abstract lease documents into the accounting ledger
• Prepare expense recovery billings
• Interpret complex lease structures (percentage rent, CAM true-ups, straight-line rent, additional rent)
• Collaborate with property management on tenant account issues

Our client is a well-established commercial real estate owner/operator with a portfolio of retail and office properties. The organization handles leasing, property management, finance, and accounting internally.

The Role

This functions like a mini-controller seat. You'll own full-cycle accounting for a set of properties, including close, reconciliations, and lease interpretation. This isn't a data-entry role — you'll be reading lease agreements and translating them into accounting treatment.

What You'll Own

• Complete monthly close, prepare operating statements, and book accruals
• Prepare account reconciliations and supporting schedules
• Abstract lease documents into the accounting ledger
• Prepare expense recovery billings
• Interpret complex lease structures, including percentage rent, CAM true-ups, straight-line rent, and additional rent provisions
• Support financial reporting through schedule prep and reconciliation work
• Partner with property management on tenant account issues

Profile

• 2 to 5 years of commercial real estate accounting experience (retail or office; residential does not qualify)
• CPA or actively pursuing preferred
• Property accounting software experience preferred
• Comfortable with lease abstraction, not just routine entry
• Public accounting/audit experience alone, without industry experience, will not be considered
