Kimmel & Associates, Inc. represents a top national general contractor seeking a Senior Project Manager to lead delivery of a newly awarded, large-scale industrial campus in the greater Lynchburg, Virginia area.

You will lead the project management team and serve as the main client contact, ensuring project success. You will oversee safety, budget, schedule, and quality, coordinate across PMs, APMs, and site teams, and maintain strong client relationships while driving on-time, on-budget

Qualifications

• 8+ years of experience in commercial/industrial construction with a GC.
• Experience leading and developing project management teams.
• Four-year degree in construction, engineering, or business preferred; additional experience accepted in lieu.

Responsibilities

• Lead overall project delivery, including safety, budget, schedule, and quality for a large, complex project.
• Create and manage the project budget, and own financial performance and forecasting.
• Develop and collaborate on preconstruction and RFP packages.
• Lead owner and project meetings, set milestones, and deliver monthly owner reports.
• Set up RFIs, submittals, pay applications, and approve change orders.
• Oversee scheduling, quality control, and project logistics.

Our client is a top national general contractor with offices across the country. Its Industrial group builds new facilities, renovations, expansions, and fit-outs for distribution centers, warehouses, manufacturing, aviation, automotive, mission critical, advanced manufacturing, central utility plants, and other complex industrial facilities nationwide.

About the Position

Our client is seeking a Senior Project Manager to lead delivery of a newly awarded, large-scale industrial campus in the greater Lynchburg, Virginia area. The Senior Project Manager develops, coordinates, and manages every part of the project needed to deliver it on time, within budget, and to the specified quality. This person is the primary leader for the project, leads the project management team, and serves as the main point of contact for the client.

Project Overview:

• Newly awarded project supporting a growing industrial market in southern Virginia
• Large-scale, multi-year build with an established team of project managers, APMs, superintendents, and assistant superintendents
• Mobilization underway now, with groundbreaking imminent
• Room to grow within an industrial group that also covers advanced manufacturing, mission critical, energy, power generation, and heavy civil work

Key Responsibilities:

• Lead overall project delivery, including safety, budget, schedule, and quality, on a large, complex industrial project.
• Create and manage the project budget, and own financial performance and forecasting.
• Develop and collaborate on preconstruction and RFP packages.
• Lead owner and project meetings, set milestones, and deliver monthly owner reports.
• Set up and oversee RFIs, submittals, and pay applications, including approving pay applications and negotiating subcontract change orders.
• Oversee project scheduling, quality control, and overall project logistics.
• Lead, coach, and develop project managers, APMs, MEP managers, and other project team members.
• Make sure safety standards are followed and required documentation is filed.
• Partner with the senior superintendent and site operations team throughout the project.
• Maintain and grow client relationships, and identify opportunities for additional work.
• Manage an efficient closeout.

Requirements

• 8+ years of experience in commercial or industrial construction with a commercial general contractor, including project management of large, complex projects.
• Experience leading and developing project management teams.
• Four-year degree in construction, engineering, or business strongly preferred. Additional experience is accepted in lieu of a degree.
• Mastery of reading, interpreting, and updating construction drawings.
• Knowledge of current market conditions, pricing conventions, and trends.
• Proficiency with Microsoft Office (including Project), Procore, Adobe, and Bluebeam. JD Edwards experience a plus.
• Strong leadership, decision-making, and client-facing communication skills.
• Ability to prioritize and manage multiple demands on a fast-moving project.
