Job summary

Sundt Construction in Texas seeks an experienced Project Manager to oversee assigned projects, ensuring safety, profitability and timely delivery. You will manage multiple projects and coordinate with owners, designers, engineers, subcontractors and suppliers.

Step I/II progression applies; Step I handles projects $51–100M with 10–15 years’ experience; Step II handles $101–199M with at least 15 years.

Qualifications

• Four year construction related degree or equivalent combinations of technical training and/or related experience.
• Experience in Pre-Con managing construction projects, thorough knowledge of contract documents and scheduling.
• Proficient use of Microsoft Office Suite programs.

Responsibilities

• Champions the orderly, timely transition of projects from the estimating phase to the field, including contract review meetings and cost/budget reviews.
• Completes close out requirements and punch lists in a timely manner, handling warranty callbacks to maintain owner/client relationships.
• Coordinates with the Project Superintendent the means and methods for successful and profitable execution; reviews manpower, equipment, and material resources.
• Establishes professional relationships with owners, architects, engineers and subcontractors.
• Has overall responsibility for project success, including safety, schedule, profitability, quality and customer satisfaction.
• Manages all billings and ensures timely payment applications; coordinates CPM scheduling with supervisors and procurement.

Key Responsibilities

• Champions the orderly, timely transition of projects from the estimating phase to the field. This transition shall include contract review meetings, which encompass a review of contract requirements, general conditions, schedules, budgets, subcontracts, and purchase order agreements.
• Completes close out requirements and punch lists in a timely manner. Handles warranty callbacks quickly to maintain owner/client relationships.
• Coordinates with the Project Superintendent the means and methods required for the successful and profitable execution of the work. Reviews and monitors manpower, equipment, and material resources to accomplish this goal.
• Establishes and maintains professional working relationships with owners, architects, engineers, and subcontractors.
• Has overall responsibility for project success, including safety, schedule, profitability, quality and customer satisfaction as well as responsibility for personnel decisions that impact the project.
• Manages all billings to ensure timely submission of payment applications and collection of payments from the
• Manages the development of the overall CPM schedule with the Project Superintendent(s) and assures all procurement is fully coordinated with the Project Engineer(s). Ensures the project team is utilizing the Last Planner System (LPS) to manage all schedules.
• Participates in preparation and review of estimates with attention to the following: adherence to cost control system, equipment requirements and utilization, constructability, formwork, materials, manpower, general conditions, schedule, insurance, etc.
• Participates in the business development process including client contact, relationships, proposals, presentations, and negotiations for selected projects.
• Prepares the Monthly Progress Report in coordination with the Superintendent(s) by the 6th of every month. Uses available reports to manage costs and prepare accurate cost projections.
• Responsible for the timely review of purchase orders and subcontracts prepared by the estimating department.
• Responsible for understanding and administering prime contract terms and conditions, contract documents, subcontract agreements, purchase order agreements, insurance, etc. This includes providing written notifications when necessary to document impacts.
• Reviews and executes all change orders, supplements, and cost control budget adjustments.
• Verifies agreements are executed with insurance in place prior to any subcontractor starting work onsite.

Minimum Job Requirements

• Experience in Pre-Con managing construction projects, thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, cash flow procedures.
• Four year construction related degree or equivalent combinations of technical training and/or related experience.
• Proficient use of all Microsoft Office Suite programs.
