Responsible for the administration and execution of assigned projects in safe,profitable and timely manner. Often assigned multiple project and/or projects oflarger contract amounts and/or complexity. Manages the work in a mannerconsistent with standards of quality and integrity. Establishes and maintains aprofessional working relationships with owners, architects, engineers,subcontractors and suppliers. Participate as requested in business development,estimating, bidding an contract negotiation phases of the projects assigned.This position includes two "steps" (I, II), which provide for a progression ofskill and experience. The Step I level is capable of managing fairly largeprojects of $51 - $100 million in size with typically 10 - 15 years ofexperience. The Step II level is capable of managing large projects of a complexnature and/or multiple projects totaling $101 - $199 million and typically witha minimum of 15 years of experience.
Key Responsibilities
- Champions the orderly, timely transition of projects from the estimatingphase to the field. This transition shall include contract review meetings,which encompass a review of contract requirements, general conditions,schedules, budgets, subcontracts, and purchase order agreements.
- Completes close out requirements and punch lists in a timely manner.Handles warranty callbacks quickly to maintain owner/client relationships.
- Coordinates with the Project Superintendent the means and methods requiredfor the successful and profitable execution of the work. Reviews and monitorsmanpower, equipment, and material resources to accomplish this goal.
- Establishes and maintains professional working relationships with owners,architects, engineers, and subcontractors.
- Has overall responsibility for project success, including safety,schedule, profitability, quality and customer satisfaction as well asresponsibility for personnel decisions that impact the project.
- Manages all billings to ensure timely submission of payment applicationsand collection of payments from the
- Manages the development of the overall CPM schedule with the ProjectSuperintendent(s) and assures all procurement is fully coordinated with theProject Engineer(s). Ensures the project team is utilizing the Last PlannerSystem (LPS) to manage all schedules.
- Participates in preparation and review of estimates with attention to thefollowing: adherence to cost control system, equipment requirements andutilization, constructability, formwork, materials, manpower, generalconditions, schedule, insurance, etc.
- Participates in the business development process including client contact,relationships, proposals, presentations, and negotiations for selected projects.
- Prepares the Monthly Progress Report in coordination with theSuperintendent(s) by the 6th of every month. Uses available reports to managecosts and prepare accurate cost projections.
- Responsible for the timely review of purchase orders and subcontractsprepared by the estimating department.
- Responsible for understanding and administering prime contract terms andconditions, contract documents, subcontract agreements, purchase orderagreements, insurance, etc. This includes providing written notifications whennecessary to document impacts.
- Reviews and executes all change orders, supplements, and cost controlbudget adjustments.
- Verifies agreements are executed with insurance in place prior to anysubcontractor starting work onsite.
Minimum Job Requirements
- Experience in Pre-Con managing construction projects, thorough knowledgeof contract documents, materials, equipment utilization, scheduling systems,productivity analysis, construction operations, cash flow procedures.
- Four year construction related degree or equivalent combinations oftechnical training and/or related experience.
- Proficient use of all Microsoft Office Suite programs.
