Cumming Group is seeking an experienced Project Manager II for high-profile tenant improvement projects in Seattle. You will lead project teams, coordinate with clients, manage scope, cost, and schedule, and drive value through cost-saving substitutions.

The role emphasizes client-facing duties, coordination with cost management, and strong leadership to deliver complex projects on time and within budget. Top-tier experience and a PM certification culture are preferred.

Qualifications

• Experience managing project scope, cost, and schedule for multiple projects.
• Ability to monitor and re-evaluate scope and adjust plans accordingly.
• Experience collaborating with cost management to produce estimates and budgets.

Responsibilities

• Plan, manage, and coordinate project schedule, scope, and cost.
• Value engineer project opportunities and substitutions.
• Manage on-site project stakeholders and client communications.
• Prepare PM plan and fee budget at project outset.
• Re-evaluate scope and authorize adjustments to meet client needs.
• Coordinate cost estimates, cost studies, and budget reconciliation.
• Lead design management, procurement, construction, fit-out, and closeout.
• Oversee entitlement and permitting processes and negotiations.
