Job summary

Coakley & Williams Construction is seeking an experienced Senior Project Manager to lead large commercial and multifamily ground-up and renovation projects in the Maryland/Washington, DC region.

The ideal candidate has 10+ years with a GC, a track record managing multifamily, mixed-use, hospitality, healthcare, and institutional builds valued at $20 million+. You will oversee budgets, schedules, procurement, client relations, and field operations, mentoring junior staff along the way.

Qualifications

• Minimum 10+ years of commercial construction project management experience.
• Experience working for a General Contractor (GC).
• Experience leading multifamily, mixed-use, hospitality, senior living, healthcare, commercial, or institutional construction projects.

Responsibilities

• Direct project execution from preconstruction through turnover and closeout.
• Manage project financial performance, including forecasting, cost control, change management, monthly reporting, and profitability.
• Lead procurement strategy, subcontractor buyout, contract administration, and vendor management.
• Partner with project executives, superintendents, estimators, schedulers, and BIM teams to ensure successful project outcomes.
• Oversee project schedules and recovery plans while monitoring progress against milestones.
• Maintain accountability for project safety, quality, client satisfaction, and risk management.
• Mentor Project Managers, Project Engineers, and other team members.
• Participate in pursuits, interviews, constructability reviews, and preconstruction planning efforts.

Commercial & Multifamily Construction | General Contractor

Location: Maryland / Washington, DC Region

Coakley & Williams Construction is seeking an experienced Senior Project Manager with a proven track record leading large commercial and multifamily construction projects for a general contractor.

This role is responsible for the overall leadership, financial performance, execution, and successful delivery of ground-up and major renovation projects from preconstruction through closeout.

Candidates must have direct experience managing commercial construction projects for a general contractor.

The ideal candidate has successfully led projects valued at $20 million+, understands the full construction lifecycle, and can effectively manage project teams, subcontractors, client relationships, budgets, schedules, procurement, and field operations.

What You'll Do

As a Senior Project Manager, you will lead all phases of construction project delivery, including:

• Direct project execution from preconstruction through turnover and closeout.
• Manage project financial performance, including forecasting, cost control, change management, monthly reporting, and profitability.
• Lead procurement strategy, subcontractor buyout, contract administration, and vendor management.
• Partner with project executives, superintendents, estimators, schedulers, and BIM teams to ensure successful project outcomes.

• Facilitate communication among owners, architects, engineers, consultants, and subcontractors.

• Participate in pursuits, interviews, constructability reviews, and preconstruction planning efforts.

Required Experience

To be considered, candidates should possess:

Construction Industry Experience

• Minimum 10+ years of commercial construction project management experience.
• Experience working for a General Contractor (GC).
• Experience leading multifamily, mixed-use, hospitality, senior living, healthcare, commercial, or institutional construction projects.
• Demonstrated success managing projects valued at $20 million+.
• Experience overseeing multiple trades, subcontractors, procurement activities, and project financials.

Technical Qualifications

• Bachelor's degree in Construction Management, Engineering, Building Construction, or related field.
• OSHA 30 Certification.
• Proficiency with:
• Procore
• Microsoft 365
• Working knowledge of:
• BIM/VDC processes
• Cost forecasting and project controls
• Contract administration

Preferred Qualifications

• LEED Accredited Professional or LEED Specialty Accreditation.
• Experience with large-scale multifamily or mixed-use developments.
• Experience managing negotiated, GMP, and CMAR projects.
• Demonstrated success developing long-term client relationships and repeat business opportunities.
