Coakley & Williams Construction (CWC) is seeking experienced preconstruction professionals to join its team in the Mid-Atlantic region. The role focuses on conceptual estimating, budgeting, value engineering, subcontractor procurement, cost analysis and preconstruction strategy across commercial, multifamily, higher education, public sector, life sciences and interiors projects.

• Bachelor's Degree in Construction Management, Business, Engineering, or related field.
• 2+ years estimating/preconstruction on projects from $5M–$20M.
• Fluency in Microsoft Office.
• Strong written and verbal communication skills.
• Ability to assess and prioritize multiple tasks and demands.

• Mentor less experienced Preconstruction team members by offering guidance, answering questions, and sharing experiential knowledge.

Coakley & Williams Construction (CWC), a leading commercial general contractor serving the Mid-Atlantic region, is growing its Preconstruction team and seeking experienced professionals with backgrounds in general contracting, estimating, civil and structural engineering, MEP systems, and construction planning. We are looking for talented individuals who excel at conceptual estimating, budgeting, value engineering, subcontractor procurement, cost analysis, and preconstruction strategy.

Whether your expertise is in building construction, site and civil work, structural systems, or mechanical, electrical, and plumbing estimating, you'll play a critical role in helping clients make informed decisions and delivering successful projects across a diverse portfolio of commercial, multifamily, higher education, public sector, life sciences, and corporate interiors work.

Responsibilities

• Securing new work aligning with profitability guidelines, while addressing and managing risks.

• Collaborate with team and senior leaders on bid strategy.
• Coordinate with Operations as required for the success of the bid /project.
• Stay informed about the market, including cost and price trends, competition behavior, and owners' contractor selection criteria.
• Possess knowledge of the local subcontractor market, making informed judgments in subcontractor selection for bids or estimates.
• Lead or participate in preconstruction meetings and presentations, defending estimates, collaborating with stakeholders, and managing client expectations.
• Lead or participate in post-bid reviews with owners, coordinating with senior leaders on negotiation parameters.
• Contribute to proposing, implementing, and enforcing new policies and procedures to enhance the efficiency and effectiveness of the Preconstruction department.

Basic Qualifications

• Bachelor's Degree in Construction Management, Business, Engineering, or Related field.
• At least two (2) years of experience in estimating/Preconstruction on projects from five (5) to twenty (20) Million Dollars.
• Fluency in Microsoft Office.
• Strong written and verbal communication skills
• Ability to assess and prioritize multiple tasks, projects, and demands.

Preferred Qualifications

• 1+ year of experience with Bluebeam.
• 1+ year of experience communicating directly with Owners and Architects.

In accordance with the Maryland Wage Transparency Law, the base salary range for this position is: $100,000-$140,000 yr.
