The Role
We are seeking a highly experienced Senior Project Manager to lead delivery of our most complex commercial mechanical and plumbing projects. The Sr PM is a step above the standard PM role — you bring a proven track record on large, complex work, and you are ready to lead with full autonomy across project execution, financial performance, team leadership, and client relationships.
You may be leading a single large project or managing multiple projects simultaneously with a PM, APM, and PE team supporting you. Either way, you are the senior leader your team and clients rely on — and the person our leadership trusts when the work requires experience, judgment, and composure.
Projects You Will Lead
JCM specializes in large-scale commercial mechanical and plumbing construction, including:
- Data centers and mission-critical facilities
- Hospitals, medical labs, and healthcare campuses
- Federal and government facilities
- High-rise residential and mixed-use developments
- College and university buildings
- Trophy office and corporate headquarters projects
Project MEP scope on Sr PM assignments typically ranges from $30M to $200M+.
Key Responsibilities
- Lead large or complex projects from buyout through closeout, maintaining full accountability for schedule, budget, quality, and client satisfaction.
- When managing multiple projects, direct the PMs, APMs, and PEs assigned to your portfolio — guiding their work, developing their capabilities, and holding the standard across the team.
- Serve as the senior decision-maker your field team, PM team, and client can rely on throughout the life of each project.
- Partner closely with field leadership to drive installation sequencing, manpower planning, and daily execution.
- Take full ownership of project financial performance — budgets, forecasts, cost-to-complete tracking, cash flow, and billing strategy.
- Lead regular cost-to-complete reviews, drive forecast accuracy, and identify financial exposure early so mitigation plans are in place ahead of any impact.
- Develop and execute change order strategy to protect project margins — pricing changes accurately, pursuing them completely, and documenting everything clearly.
- Make and approve major financial decisions on your projects with confidence and precision.
- Oversee all major equipment procurement and release strategy, ensuring long-lead items are identified and managed well ahead of field need.
- Guide your PM, APM, and PE team on vendor selection, buyout approach, and scope packaging, developing their judgment as well as driving outcomes.
- Manage specialty subcontractors — sheet metal, balancing, controls, and insulation — from scoping through performance and closeout.
BIM, Prefabrication & Coordination
- Lead BIM coordination strategy on large or complex projects, ensuring the coordination process runs ahead of field installation and conflicts are resolved in the model before they reach the job site.
- Ensure prefabrication is planned and executed effectively — coordinating with the fabrication team on spool schedules, drawing reviews, and delivery logistics.
- Drive your team to identify and resolve coordination risks proactively, well ahead of any field impact.
Field & Execution
- Maintain regular on-site presence and lead from the field, staying directly connected to progress and conditions across all assigned projects.
- Lead coordination meetings with authority and facilitate timely resolution of field conflicts and issues.
- Work directly with field leadership to address challenges quickly and keep projects moving forward.
- Oversee punch list completion, rigging coordination, materials management, and final turnover.
- Serve as the primary point of contact for GC and client leadership on all assigned projects, building strong relationships early and maintaining them through every phase.
- Represent JCM Associates at a high level on complex, high-visibility projects — keeping clients and GC partners informed, aligned, and confident throughout.
- Communicate project status, risks, and financial performance proactively so that all stakeholders are always current and prepared.
Startup, Commissioning & Closeout
- Lead commissioning planning and execution focused on M/P scope, coordinating with JCM tech staff and subcontractors on schedules, crew sizes, and workflows.
- Drive punch list resolution, owner training coordination, warranty documentation, and final payment through a thorough and complete closeout.
- Hold your team to a high standard through the full closeout process, ensuring every project obligation is met before the job is closed.
Team Development
- Mentor PMs, APMs, and PEs on your projects and across the broader team — identifying skill gaps and actively helping people grow into stronger contributors.
Qualifications
Experience
- 10–15+ years of experience in project management for mechanical and/or plumbing systems in commercial or industrial construction.
- Demonstrated experience leading large or complex projects with MEP scope of $30M+ as the lead PM with full financial and operational ownership.
- Experience building and leading project teams — directing PMs, APMs, and PEs and developing people who grew under your leadership.
- Field or trade background is a significant advantage — plumber, pipefitter, HVAC mechanic, or strong field coordination background. Candidates who came up through the trades and built into senior PM roles are strongly encouraged to apply.
- Prior GC experience is welcomed and valued when paired with demonstrated MEP trade ownership and direct involvement in equipment procurement, submittals, and field execution.
Technical Knowledge
- Deep MEP system knowledge: HVAC, hydronic systems, plumbing, medical gas, domestic water, sanitary, and related equipment including AHUs, chillers, pumps, cooling towers, VAVs, and more.
- Strong command of the full project lifecycle: buyout, submittals, RFIs, schedule management, cost tracking, change orders, BIM coordination, prefabrication, startup, and closeout.
- Ability to review MEP drawings, specifications, and submittals with technical authority and serve as a knowledgeable resource for your team on complex technical questions.
Software & Tools
- Procore: Required. Daily use across assigned projects for submittal management, RFI tracking, change orders, document control, and project reporting. Strong proficiency expected.
- Bluebeam Revu: Required. Drawing markup, document review, quantity take-offs, and collaboration with field and coordination teams. Proficiency expected.
- Microsoft Office Suite: Excel , Word, Outlook and Teams. Strong proficiency required.
- BIM / Coordination Software: Ability to lead BIM coordination using Navisworks, Revit, or similar platforms.
- Scheduling Software: Proficiency with Primavera P6, MS Project, or similar tools at a senior level.
Education
- Bachelor’s degree in Construction Management, Mechanical Engineering, or a related field is preferred but not required. Equivalent field experience or trade background will be given full consideration.
