Job summary

Kitchell seeks a Senior Project Manager to lead a ground-up parking structure project in San Francisco, with DSA oversight and a Design-Build delivery preference. Build a long-term career at a growth-oriented building company in the Bay Area.

Ideal candidate has 12+ years of PM/CM experience, a related degree, and exposure to Education/DSA markets, plus familiarity with Procore and P6 in a collaborative environment.

Qualifications

  • Bachelor's degree in Architecture, Engineering, Construction Management, or related discipline.
  • 12+ years of PM/CM experience in the construction industry is required.
  • Experience in the Education/DSA market is required.
  • Experience with Design-Build delivery and traditional methods is preferred.

Responsibilities

  • Provide PM/CM consultant services as Owner’s Representative over a ground-up parking structure.
  • Ensure operations follow PM procedures and policies.
  • Ensure delivery and adherence to contractual requirements and owner contracts.
  • Manage procurement phase and development of RFQs and RFPs.
  • Oversee contracts, drawings, estimates, and specifications for compliance.
  • Coordinate and monitor activities of contractors, engineers, and related teams.
  • Manage project controls, cost, schedule, and performance per client needs.
  • Identify and manage risk and brief regional executives on mitigations.
  • Participate in internal teams focused on continuous improvement.
  • Enforce workplace health and safety policies for staff.

Description

Kitchell seeks an experienced and dedicated Senior Project Manager to join our Bay Area region in the City of San Francisco and build a long-term career at one of the most innovative and growth-oriented building companies in the United States.

Experience with Design Build Delivery method is strong preferred. Project scope is a parking structure. The client is in the Community College Market Sector with other ongoing projects under DSA oversight.

Responsibilities
  • Providing PM/CM Consultant Services as an Owner’s Representative over a ground-up parking structure (Future project scope will be in the higher education market sector)
  • Ensures operations are executed in accordance with company project management procedures and policies
  • ensures delivery and adherence to contractual requirements and that all aspects of owner contracts are accomplished
  • Manage the procurement phase and development of RFQs and RFPs
  • Oversight of contracts, drawings, estimates, and specifications to ensure relation and compliance to project requirements
  • Coordinate, direct, and monitor activities of contractors/subcontractors, engineers, architects, and related performing entities
  • Manage project controls, cost, schedule, performance activities, and procedures required by the client
  • Identifies and manages risk on the project, and advises and confers with regional executive prior to implementing risk mitigation actions
  • Actively participates on internal teams that focus on continuous improvement of the company
  • Ensures workplace health and safety policies and procedures are clearly communicated and understood by direct reports and enforces rules fairly and uniformly
Education and Experience
  • Bachelor’s degree in Architecture, Engineering, Construction Management, or related discipline is preferred
  • 12 or more years of experience as a Construction or Project Manager in the Construction industry is required
  • Experience in the Education/Division of the State Architect (DSA) market is required
  • Experience with an Integrated Project Delivery method such as Design-Build as well as traditional Design Bid-build method is strongly preferred
Knowledge and Skills
  • Effective presentation skills, ability to develop and deliver presentations to the end users, stakeholders, board of education is required
  • Proficient user skills with the MS Suite of tools and Bluebeam is required
  • Working knowledge of standard industry tools such as P6 and Procore is strongly preferred
  • Effective verbal and written communication skills to foster and maintain interpersonal relationships is required
  • Provide leadership and financial management support to the project team is required
License and Certifications
  • A valid driver’s license with an acceptable motor vehicle record, free from suspensions or restrictions is required
  • A Certified Construction Manager (CCM) credential, a Design Build Institute of America (DBIA) certification, AND/OR a LEED Professional Accreditation is strongly preferred
Travel Requirements

Position is project site based in the City of San Francisco.

While performing the duties of this job, the employee must regularly work in an office, an office trailer, and/or in a construction jobsite environment. Conditions regularly include exposure to outdoor elements, hot/cold temperatures, wet conditions, noise, atmospheric conditions, and cramped quarters. The noise level in the work environment is occasionally loud.

Physical Requirements

While performing the duties of this job, the employee must regularly sit, stand, walk, talk or hear and use hands to finger, feel and handle; frequently reach with hands and arms; occasionally climb or balance and stoop, kneel, crouch or crawl. Specific vision abilities required by this job include close vision, distance vision, depth perception and ability to adjust focus. Must frequently lift and or move 10 pounds and occasionally lift and or move up to 50 pounds.

The annual base salary range for this role is currently $170,000 - $200,000. The Company’s salary ranges are determined by role, level, location, and alignment with market data. Individual pay is determined through interviews and an assessment of various factors, including job-related skills, relevant education and experience, abilities of the applicant and equity with other team members. The annual base salary range listed here is subject to change at any time, in the Company’s discretion, and does not alter in any way the at-will nature of the employment relationship.
