Job summary

BMF Corporation seeks an experienced Senior Building Envelope Project Manager to oversee Panel projects from contract through closeout. The role requires leading complex building envelope scopes, including IMPs, ACM, and rainscreen systems, with emphasis on safety and quality.

Responsibilities include budgeting, scheduling, submittals, and coordinating with owners, architects, and field teams across projects valued from $500K to $10M+; travel to job sites is expected as needed.

Qualifications

• 10+ years of project management experience in commercial building envelope.
• Expertise in glazing systems (curtainwall, storefront, window wall) and metal panel systems (ACM, IMP).
• Strong knowledge of construction processes, contracts, and project controls.
• Proficient in reading drawings, submittals, and RFIs.
• Excellent leadership, communication, and problem-solving skills.
• Ability to manage multiple projects with tight deadlines and changing priorities.
• Proficient with PM tools such as Procore or Microsoft Project.
• Bachelor’s degree in Construction Management, Engineering, or Architecture.
• OSHA 30 certification is a plus.
• Valid driver’s license and willingness to travel to job sites.

We are seeking an experienced and highly organized Senior Building Envelope Project Manager to oversee and execute Panel projects from contract through closeout. The ideal candidate will have 10+ years of experience managing complex building envelope scopes, including IMPs, aluminum composite panels (ACM), single-skin, various rainscreen type products, and other architectural façade systems.

Key Responsibilities:

• Manage the full project lifecycle: budgeting, scheduling, procurement, subcontractor coordination, installation oversight, and closeout.
• Oversee multiple concurrent projects, typically ranging from $500K to $10M+ in value.
• Collaborate with estimators, drafters, engineers, and field supervisors to ensure seamless handoff and execution.
• Review and interpret architectural drawings, shop drawings, and specifications.
• Communicate daily with general contractors, owners, architects, and internal teams.
• Ensure all work meets quality standards, contract requirements, and safety regulations.
• Coordinate material releases, submittals, RFIs, change orders, and progress billings.
• Monitor project costs, schedules, and labor productivity, making adjustments as needed.
• Visit job sites regularly to support field teams, resolve issues, and track progress.
• Maintain detailed and organized project documentation in accordance with company protocols.
• Provide Technical support and mentorship for other APMs and PMs at BMF Corporation

Qualifications:

• Minimum 10 years of project management experience in the commercial building envelope industry.
• Demonstrated expertise in glazing systems (curtainwall, storefront, window wall) and metal panel systems (ACM, IMP, plate panels).
• Strong understanding of construction processes, contracts, and project controls.
• Proficient in reading construction documents and coordinating submittals and RFIs.
• Excellent leadership, communication, and problem-solving skills.
• Ability to manage tight deadlines and competing priorities across multiple projects.
• Proficiency with project management tools such as Procore, Microsoft Project, or equivalent.
• Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred (or equivalent field experience).
• OSHA 30 certification is a plus.
• Valid driver\'s license and willingness to travel to job sites as needed.
• Preferred - Metal Panel: 10 years
