Job description

Dick Building Company LLC is a trusted general contracting and construction management firm serving Western Pennsylvania and surrounding markets. Established in 2008 and built on four generations of industry experience and exceptional craftsmanship, we deliver technologically advanced solutions to meet the complex needs of our clients across healthcare, higher education, hospitality, multifamily, office, and retail sectors.

Our commitment to excellence and integrity is demonstrated by our people and the quality of our work. We maximize value for our clients through innovative project solutions, an unwavering work ethic, and deep construction expertise. With annual revenues of $40-50 million and projects ranging from $5M to $100M, we combine the agility and relationship focus of a family-owned business with the sophistication and delivery excellence that complex projects demand.

The Opportunity

We are seeking a Senior Project Manager to lead complex, high-profile construction projects from preconstruction through closeout. This is not a box-checking role focused on administrative task management. This is a leadership position for someone who takes genuine ownership of project outcomes, thinks strategically about execution, and values building something meaningful alongside a collaborative team.

You will serve as the primary point of contact for clients, design teams, and trade partners on projects valued between $5M and $85M+. You'll have the autonomy to lead your projects with strategic judgment, the resources and support of experienced leadership, and the trust to make decisions that impact real outcomes for real clients.

This role offers the complexity and responsibility typically found at much larger firms, with the direct access to leadership, entrepreneurial culture, and genuine appreciation for your work that only a family-owned business can provide.

Primary Responsibilities
  • Serve as the lead DBC representative and primary relationship owner from contract award through final closeout and warranty
  • Own all phases of project delivery including preconstruction planning, buyout strategy, schedule development, cost management, quality control, and turnover
  • Build and maintain trusted relationships with owners, architects, engineers, and key stakeholders throughout the project lifecycle
  • Uphold DBC's standards for safety performance, quality craftsmanship, and client satisfaction on every project
  • Represent the company with professionalism and confidence while understanding you are the face of DBC to your clients and project teams
Strategic Execution & Problem Solving
  • Lead preconstruction efforts including constructability review, value engineering, phasing analysis, and scope refinement
  • Develop and maintain comprehensive CPM schedules that drive proactive decision-making and keep all stakeholders aligned
  • Anticipate project risks and develop mitigation strategies before issues become problems
  • Navigate complex coordination challenges across design, permitting, procurement, and field execution
  • Make sound judgment calls on cost events, change management, and schedule impacts with both client relationships and company interests in mind
  • Lead, mentor, and develop project teams including Project Managers, Assistant Project Managers, Project Engineers, and Superintendents
  • Create a culture of accountability, collaboration, and continuous improvement within your project teams
  • Foster strong working relationships between office and field staff to ensure seamless project execution
  • Support the professional growth of team members through coaching, feedback, and meaningful delegation
  • Model the professionalism, work ethic, and problem-solving approach you expect from others
  • Partner with leadership on prime contract negotiation and execution
  • Lead subcontractor procurement, selection, contracting, and performance management
  • Manage RFIs, submittals, change orders, and payment applications with discipline and attention to detail
  • Maintain accurate project cost forecasts and lead monthly financial reviews with operations leadership
  • Work closely with accounting on job cost reporting, revenue recognition, and cash flow projections
  • Monitor budget performance proactively and address cost risks before they materialize
Project Closeout & Knowledge Transfer
  • Oversee final inspections, punch list completion, and turnover documentation
  • Ensure all contract deliverables are met and client expectations are exceeded
  • Conduct thorough project closeout including warranty documentation, as-builts, and training
  • Participate in post-project reviews to capture lessons learned and improve future delivery
  • Maintain strong client relationships beyond project completion to support repeat work and referrals
Required Qualifications
Essential Experience & Background
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field
  • 6+ years of progressive experience managing commercial construction projects valued at $5M to $85M+
  • Deep understanding of healthcare, multifamily, institutional, or commercial construction with exposure to complex, occupied, and phased environments
  • Demonstrated experience across multiple delivery methods including Lump Sum, GMP, Cost-Plus, and Design-Build
  • 2+ years of meaningful preconstruction and estimating experience; you understand what it takes to buy and build what you sell
  • Strong technical proficiency with Procore and Microsoft Office; experience with Primavera P6 or similar scheduling platforms preferred
  • OSHA 30 certification or ability to obtain prior to start date
  • Valid driver's license and ability to travel to project sites as needed
Leadership & Technical Capabilities
  • Proven ability to lead multi-discipline teams and manage competing priorities across concurrent projects
  • Strong communication skills with ability to build trust and credibility with diverse stakeholders
  • Financial acumen to understand project economics, manage budgets, and make cost-informed decisions
  • Strategic thinking skills with ability to see around corners and anticipate downstream impacts
  • Comfort with ambiguity and ability to structure solutions to problems that don't have obvious answers
  • Detail-oriented with strong organizational skills and ability to manage complex information flows
Cultural Fit & Professional Attributes

This role requires integrity, humility, and a genuine commitment to team success. The successful candidate will demonstrate:

  • Ownership mentality – you take pride in your work and are personally invested in project outcomes, not just completing tasks
  • Collaborative spirit – you value collective success and understand that great projects are built by teams, not individuals
  • Client-focused approach – you understand that our clients' success is our success and that relationships matter as much as deliverables
  • Entrepreneurial mindset – you're comfortable taking initiative, making decisions, and solving problems without needing constant direction
  • Professional maturity – you have the judgment to know when to elevate, when to decide, and to ask for help
  • Continuous improvement orientation – you learn from experience and actively seek ways to get better at your craft
  • Humility and self-awareness – you can admit mistakes, ask questions, and prioritize doing the right thing over being right
  • Long-term commitment – you're looking for a place to grow your career, not just your resume
Performance Expectations (Year 1)

Success in the first year will be measured by both tangible project outcomes and the trust and rapport developed with clients, leadership, and your teams:

  • Successfully lead assigned projects to meet or exceed budgeted financial performance
  • Maintain strong client relationships evidenced by positive feedback and repeat engagement opportunities
  • Demonstrate sound judgment in managing cost events, schedule challenges, and project risks
  • Build effective working relationships with subcontractors, design teams, and internal stakeholders
  • Develop and mentor junior team members while earning the respect of field leadership
  • Execute projects safely with zero recordable incidents
  • Earn the confidence of company leadership through strategic thinking, execution discipline, and cultural alignment
  • Contribute meaningfully to the broader operations team and company culture

DBC recognizes that attracting experienced project leadership requires competitive compensation and genuine support. The package will include:

  • Competitive base salary commensurate with experience and market rates for senior PM roles in the region
  • Performance-based annual bonus tied to individual project performance, company results, and leadership contributions
  • Employer-paid health insurance coverage
  • Safe Harbor 401(k) with company contributions
  • Company-paid life insurance and long-term disability coverage
  • Flexible start and end times to support work-life integration
  • Open vacation policy built on mutual trust and respect
  • Opportunities for advancement into executive operations or business leadership roles
  • Leadership over prominent private and public-sector projects that matter to the region
