About Northland Concrete & Masonry

Northland Concrete & Masonry (NCM) is a leading commercial concrete and masonry contractor specializing in complex commercial, industrial, institutional, and large-scale construction projects. Our work includes structural concrete, foundations, slabs, formwork, masonry, and specialty scopes.

As a Senior Project Manager, you will take ownership of major projects from preconstruction through closeout, providing leadership across estimating, project execution, financial performance, client relationships, and field operations. This role requires strong construction knowledge, business judgment, communication skills, and the ability to proactively manage risk, schedule, cost, and customer expectations.

Senior Project Manager Responsibilities
Project Leadership & Execution
  • Provide overall leadership and accountability for assigned projects from preconstruction through completion and closeout.
  • Review project plans, specifications, contracts, scopes, and schedules to identify opportunities, risks, discrepancies, and potential impacts.
  • Quantify project takeoffs and review estimates for accuracy, completeness, and profitability.
  • Review, negotiate, execute, and administer contracts, addressing discrepancies and ensuring NCM's interests are protected.
  • Evaluate project risks and develop strategies to proactively address challenges.
  • Partner closely with project engineers, superintendents, foremen, estimators, and field teams to ensure successful project execution.
  • Provide leadership and direction on complex project challenges, quickly identifying solutions that protect schedule, cost, quality, and customer satisfaction.
Financial & Project Management
  • Maintain accountability for project budgets, costs, billings, profitability, and overall financial performance.
  • Review weekly job costs and work with foremen and superintendents to address projects that are trending over budget.
  • Manage labor requirements and evaluate manpower utilization to maximize project efficiency and profitability.
  • Review and approve project-related invoices and ensure proper coding and allocation.
  • Prepare and submit monthly billings and review billed totals to ensure completed work is accurately captured.
  • Allocate project estimates to accounting and maintain accurate project job sheets.
  • Update projected billing schedules on a monthly basis.
  • Track project financial performance and communicate significant variances, risks, and opportunities to leadership.
  • Assist with project liens and outstanding accounts receivable when payments exceed established timelines.
Change Management & Scope
  • Monitor changes in project scope and evaluate the financial and scheduling impacts to NCM.
  • Upload revised drawings and project documentation to PlanGrid as scopes change.
  • Prepare, process, negotiate, and allocate change orders.
  • Track all change orders through completion using NCM's change order log.
  • Receive and process time-and-material (T&M) work costs and ensure appropriate documentation and billing.
  • Identify potential change order opportunities and ensure NCM is properly compensated for additional work.
Client & Business Relationships
  • Build and maintain strong relationships with general contractors, owners, subcontractors, suppliers, and other project stakeholders.
  • Serve as a senior point of contact for clients, understanding their needs and communicating project expectations, progress, challenges, and solutions.
  • Educate customers and project partners on NCM's processes, capabilities, and project requirements.
  • Represent NCM professionally in project meetings, client events, and industry settings.
  • Support business development and relationship-building activities, including client entertainment and events.
Field Operations & Scheduling
  • Work closely with NCM superintendents and foremen to establish manpower requirements and maintain crew needs schedules.
  • Build and distribute project schedules for general contractors covering NCM's scope of work.
  • Coordinate scheduling of subcontractors and suppliers.
  • Monitor project sequencing, labor, materials, equipment, and schedule requirements.
  • Order and coordinate long-lead materials to support project schedules.
  • Distribute foreman project bonuses as appropriate.
  • Maintain consistent communication between project management and field operations to ensure projects remain on track.
Project Documentation & Coordination
  • Ensure project information is accurately documented and maintained in PlanGrid in accordance with NCM processes.
  • Upload and organize proposals, estimates, submittals, special instructions, site logistics plans, tower crane plans, drawings, and other project documentation.
  • Work closely with Project Engineers to develop and submit Requests for Information (RFIs).
  • Coordinate product data and submittals for project approvals.
  • Request and maintain certificates of insurance for applicable projects.
  • Track and provide required documentation throughout the project lifecycle.
  • Coordinate and submit project closeout documentation, including warranties and other required materials.
Risk, Compliance & Closeout
  • Assist with management of project-related lawsuits and insurance claims, including tracking costs and providing relevant documentation.
  • Monitor project risks and proactively communicate concerns to NCM leadership.
  • Ensure project documentation supports contractual, financial, and operational requirements.
  • Lead project closeout activities and ensure all required documentation is completed and submitted.
What We're Looking For
  • 8+ years of commercial construction project management experience, preferably with concrete, masonry, or a related specialty contractor.
  • Demonstrated experience managing complex commercial, industrial, institutional, or large-scale construction projects.
  • Strong understanding of project financials, job costing, change orders, contracts, billing, and project profitability.
  • Ability to read and interpret construction drawings, specifications, contracts, and schedules.
  • Strong knowledge of construction sequencing, labor planning, subcontractor coordination, and field operations.
  • Proven ability to manage multiple projects, priorities, and deadlines simultaneously.
  • Strong negotiation, communication, problem-solving, and relationship-building skills.
  • Experience working with project management and construction documentation platforms such as PlanGrid.
  • Strong proficiency with Microsoft Office, particularly Excel.
  • Ability to communicate effectively with executives, general contractors, owners, field leadership, subcontractors, suppliers, and project teams.
  • Strong business judgment and the ability to independently make decisions that support project and company objectives.
  • Willingness to travel to project sites and attend client/project meetings as needed.
