Job summary

Shamrock Business Consulting in Chicago seeks a Senior Project Manager to own the financial and schedule performance of complex projects from pursuit to closeout. You will serve as the senior contact for owners and design teams, leading PMs and engineers while ensuring rigorous cost, schedule, and quality controls.

Requirements include a Bachelor's in Construction Science or related field and 10+ years of progressive commercial construction PM experience.

Qualifications

  • Bachelor's degree in Construction Science, Civil & Environmental Engineering, Engineering, foreign or a related field.
  • Ten or more years of progressive experience in commercial construction project management, including time as a Project Manager on complex work.
  • Leadership. Direct supervision and development of Project Managers, Assistant Project Managers and Project Engineers.
  • Financial ownership. Full responsibility for project budget, forecast, cost-to-complete, billings, and margin, including owner change order negotiation and contract amount increases.
  • Preconstruction. Quantity takeoff, unit cost assembly, and collaborative budgeting with trades and vendors, across every phase from schematic designing through construction documents.
  • Buyout and subcontracts. Write a scope of work, competitively bid it, review it with stakeholders, host a scope review, and award the full subcontract.
  • Owner contracts. Negotiate and review terms and conditions, and hold compliance through project completion.
  • Structural and civil engineering. Peer review and assembly of structural and civil reports for new and existing construction, including the ability to review structural steel calculations and give feedback to engineers of record and subcontractors.
  • Technology. Strong working knowledge of construction software — CMiC, Bluebeam, Procore, Navisworks, AutoCAD/Revit, Matterport, Power Project, and Excel.

Responsibilities

  • Plan, direct, and coordinate all activities related to the construction and maintenance of structures, facilities, and systems.
  • Lead one or more projects, or a program of projects, through every phase — preconstruction, buyout, execution, and closeout.
  • Own project financial performance, including budget, forecasting, cost-to-complete, billings, cash flow, and margin.
  • Develop, implement, and hold the master project schedule, and drive recovery planning when milestones are at risk.
  • Serve as the senior point of contact for the owner, architect, and design team.
  • n Lead the buyout — scope development, competitive bidding, scope review, and subcontract award.
  • Negotiate and administer owner contracts and subcontracts, and hold compliance through completion.
  • Own the change management process end to end, from pricing through owner approval and contract adjustment.
  • Set project controls standards, including CMiC setup, document control, and reporting cadence.
  • Prepare all documentation required for LEED certified projects.
  • Run subcontractor pre-construction and OAC meetings and issue minutes
  • Identify and mitigate project risk, and elevate issues affecting schedule, cost, or quality to executive leadership.
  • n Lead, develop, and evaluate Project Managers, Assistant Project Managers, and Project Engineers.
  • Partner with the project superintendent on field execution, and jointly re episode safety, quality, and schedule performance.
  • Support preconstruction pursuits and client presentations, and help win repeat work.

Shamrock Business Consulting is working with one of the largest General Contractors in the Chicagoland area to find a Senior Project Manager.

This is a senior seat with real authority. You will own the financial and schedule performance of your projects from pursuit through closeout, serve as the senior point of contact for the owner and design team, and lead the project managers and assistant project managers under you. The client builds complex work across the Chicago market and has the backlog and reputation to keep strong people on meaningla projects.

WHAT YOU'LL DO
