Job summary

XL Construction in California seeks a Preconstruction Manager to lead design and preconstruction for pursuits and projects from opportunity through GMP, aligning client goals with cost planning, schedules, and procurement.

You will connect Owner, design team, trade partners and estimating resources, drive value engineering, manage risk, and ensure a smooth handoff to operations while avoiding surprises for the Owner.

Qualifications

• 7+ years of relevant experience in commercial construction or design management
• Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred
• Professional credentials such as AIA/RA, PE, DBIA, LEED AP, PMP are valued but not required

Responsibilities

• Define the preconstruction plan, deliverables, responsibilities and milestones.
• Lead preconstruction meetings with Owner, architect/engineer, estimating, scheduling and trade partners.
• Coordinate entitlements, permitting and long-lead procurement impacting budget and schedule.
• Manage cost-estimating activities and communicate the basis for GMP/bid to client.
