Job summary

AllSearch Professional Staffing seeks a Preconstruction Manager for our client in Tallahassee, FL. The role oversees preconstruction activities for commercial and residential divisions, including scope development, estimating support, value engineering, and buyout coordination.

Based in Tallahassee, you’ll support projects across North and Central Florida. You’ll review drawings, develop scopes of work, prepare schedules and bid documents, and lead preconstruction collaborations with designers,

Qualifications

• 5+ years of commercial construction experience in preconstruction, estimating, or PM with direct ownership of scope development and subcontractor buyout.
• Experience reviewing and interpreting drawings, specifications, blueprints, and project documentation.
• Experience developing Scopes of Work and Schedules of Values.
• Experience managing bid solicitation, bid leveling, subcontractor procurement, and buyout.
• Experience performing constructability reviews and value engineering.
• Experience coordinating budgets, estimating support, procurement, and project handoffs; proficiency with Bluebeam or equivalent.
• Experience using Buildertrend, Monday.com, or similar CM software.
• Valid Florida driver’s license and ability to travel to project sites; able to work from Tallahassee, FL office.

Responsibilities

• Review drawings and project docs to ensure complete scope before estimating.
• Develop comprehensive Scopes of Work for all trades.
• Create detailed Schedules of Values for each division.
• Prepare Bid Balancing Sheets and distribute scopes for competitive bidding.
• Review subcontractor proposals for scope coverage and quantity accuracy.
• Coordinate estimate reviews with Operations before proposals are submitted.
• Perform constructability reviews of drawings and documents.
• Identify value engineering opportunities in methods, materials, sequencing, and design.
• Identify risks including conditions, phasing, long-lead items, budgets, and schedules.
• Prequalify and solicit subcontractors; manage bid leveling and scope comparisons.
• Coordinate subcontractor buyout with Operations; transfer requirements to PM and Procurement.
• Develop preliminary schedules and project phasing plans; coordinate site logistics.
• Support renovation planning for occupied facilities; maintain ongoing operations.
• Collaborate with designers, engineers, owners, and internal teams during preconstruction.
• Provide constructability and budget feedback during design development.
• Support client budget reviews, proposals, and cost presentations.
• Assist permitting coordination and code compliance reviews.
• Lead turnover meetings with PMs and Superintendents; support early change orders.
