Senior Operating Engineer

Position Overview

The Operating Engineer is responsible for maintaining and operating facility systems and equipment while providing technical expertise with certification in HVAC, Electrical Systems, or Forklift Repair/Maintenance. This role focuses on ensuring optimal building performance, equipment reliability, and delivering high-quality facility engineering services.

Key Responsibilities

Technical Operations & Maintenance

• Perform preventive and corrective maintenance on building systems and equipment
• Troubleshoot and resolve complex technical issues in specialized area (HVAC, Electrical, or Forklift systems)
• Complete work orders efficiently, ensuring quality standards and timely completion
• Conduct inspections to identify potential equipment failures and recommend corrective actions
• Maintain accurate maintenance records, logs, and documentation
• Utilize CMMS and digital tools to document maintenance activities, track equipment performance, and support data-driven maintenance planning
• Leverage diagnostic tools, testing equipment, and monitoring systems to identify performance issues and optimize equipment operation
• Support predictive maintenance initiatives by monitoring equipment trends, analyzing performance data, and identifying opportunities to prevent failures
• Participate in continuous improvement efforts by identifying inefficiencies, recommending process enhancements, and implementing best practices

Safety & Compliance

• Ensure all maintenance activities comply with applicable codes, regulations, and safety standards
• Participate in safety meetings and follow established safety protocols
• Report incidents and participate in corrective measures to prevent recurrence
• Maintain required certifications and proper credentials
• Adhere to OSHA, EPA, and other regulatory requirements
• Actively contribute to a proactive safety culture by identifying hazards, recommending improvements, and ensuring adherence to all safety protocols
• Complete required safety training and stay current on regulatory changes affecting facility operations

Vendor & Budget Management

• Coordinate with external contractors and vendors for specialized services
• Assist with service quotes and purchase requisitions
• Support department budget management and maintenance cost control
• Work with vendors to maintain positive relationships
• Monitor spare parts inventory and order supplies as needed
• Collaborate with vendors and contractors to ensure work quality, timely completion, and adherence to specifications
• Support procurement processes in accordance with JLL and client guidelines, ensuring cost-effectiveness and compliance

Client Relations & Reporting

• Serve as point of contact for facility engineering matters
• Respond to client requests and concerns in a timely, professional manner
• Prepare regular reports on maintenance activities, costs, and performance metrics
• Participate in client meetings and property walks to assess facility needs
• Recommend capital improvements and building system upgrades
• Deliver exceptional customer service by maintaining clear communication, setting appropriate expectations, and following through on commitments
• Build collaborative relationships with facility management teams, operations staff, and client stakeholders to support seamless service delivery

Cross-Functional Collaboration and Teamwork

• Work effectively with cross-functional teams including facility management, operations, procurement, and other engineering staff to coordinate maintenance activities and support organizational objectives
• Share knowledge and technical expertise with team members to foster skill development and collaborative problem-solving
• Participate in team meetings to align on priorities, share updates, and address operational challenges
• Support onboarding and training of new team members by demonstrating proper techniques, safety procedures, and best practices
• Embrace emerging technologies and digital tools that enhance operational efficiency, including AI-powered maintenance planning, monitoring systems, and automation solutions

Emergency Response and Availability

• Participate in scheduled on-call rotation to be available after hours for emergency situations and critical facility issues
• Respond promptly to facility emergencies, equipment failures, and urgent maintenance needs to minimize operational disruptions
• Exercise sound judgment in emergency situations, implementing appropriate solutions and escalating issues when necessary

Additional Responsibilities

• Perform other duties as assigned by management, which may include administrative tasks, special projects, training activities, or support for other departments as business needs require

Required Qualifications

Education & Experience

• High school diploma or equivalent required; Associate's degree in related field preferred
• Minimum 5-7 years of experience in facility maintenance or building engineering
• Proven track record of maintaining facility systems and operations

Certifications (One Required)

• HVAC: EPA Universal Certification (Type I, II, and III) or equivalent trade certification
• Electrical: Licensed Electrician (Journeyman or Master) as required by local jurisdiction
• Forklift: Certified Forklift Technician with hydraulics and electrical systems expertise

Technical Skills

• Advanced knowledge in area of certification specialization
• Working knowledge of building automation systems (BAS) and computerized maintenance management systems (CMMS)
• Ability to read and interpret blueprints, schematics, and technical manuals
• Proficiency with diagnostic tools and testing equipment
• Understanding of energy management principles and practices
• Ability to learn and adopt new technologies including digital maintenance tools, monitoring platforms, and automation systems

• Valid driver's license and reliable transportation required

Preferred Qualifications

• Bachelor's degree in Engineering, Facilities Management, or related field
• Additional certifications or licenses in multiple trades
• Experience with sustainability initiatives and LEED operations
• Knowledge of property management software and Microsoft Office Suite
• Familiarity with AI-powered predictive maintenance tools, IoT sensors, or digital monitoring platforms
• Experience with energy management systems, building automation platforms, or smart building technologies
• Background in continuous improvement methodologies or lean maintenance practices
• Additional professional certifications such as Certified Maintenance & Reliability Technician (CMRT) or equivalent
