Job summary

The Optiminds Inc. is seeking an experienced Estimator IV (MEP) to support complex building and infrastructure projects in Los Angeles.

This senior role requires deep expertise in mechanical, electrical, and piping systems, cost estimating, change orders, and pricing. Responsibilities include preparing detailed estimates, reviewing bids, performing takeoffs, and collaborating with project teams to identify cost-saving opportunities.

Qualifications

• 10 years of professional cost estimating experience in building construction.
• 5–7 years of specialized MEP estimating experience.
• Experience with Design-Build, Design-Bid-Build, and Job Order Contracting delivery methods.
• Extensive experience estimating change orders and developing scopes of work.

Responsibilities

• Prepare detailed construction cost estimates from drawings, specifications, and conceptual designs.
• Develop MEP estimates for new construction, modernization, and renovation projects.
• Review consultant-prepared estimates for accuracy, completeness, and consistency.
• Evaluate contractor proposals, bids, change orders, claims, and value engineering recommendations.
• Perform quantity takeoffs and material surveys for mechanical, electrical, and plumbing systems.
• Analyze labor, material, equipment, and market cost data.
• Prepare independent estimates for change orders and extra work requests.
• Conduct site visits and collect field information necessary for cost development.
• Prepare technical reports, recommendations, and presentations for project stakeholders.
• Collaborate with project managers, architects, engineers, and other project team members to identify cost-saving opportunities.
