Senior Maintenance Technician – Highwoods Properties, Tampa, FL

A Day in the Life

As a Highwoods Senior Maintenance Technician, you will be part of a team that strives to provide best-in-class service to customers in our full-service commercial office buildings in the Tampa Market. We're seeking someone passionate about providing exceptional service, and fostering a sense of community for our diverse customer base within the portfolio.

Key Responsibilities Include:
\Monitor the building HVAC system, including monitoring water chemical treatment programs for cooling towers and logging readings
  • Identify ways to make enhancements to existing systems and maintain contact with manufacturing representatives
  • Monitor and maintain budgets with constant communication with the Senior Property Manager
  • Responsible for ordering and maintaining proper stock for repairs while following budget guidelines
  • Be responsible for all record keeping and equipment logs on a routine basis
  • Assist in coordination of all life safety systems inspections, service and/or repairs
  • Investigate and monitor repeat customer-related calls and report them to the property manager
  • Promote, track and maintain the conservation of energy via management programs and special lighting programs
  • Perform routine building inspections according to company policy.
  • Perform minor repairs to plumbing, HVAC system, roof, windows and/or doorways
  • Install and repair ceiling tiles, wall coverings, vinyl tile, carpet, cove base, window blinds, signage, etc.
  • Foster a positive and productive working relationship with each customer in the building to ensure the best customer service experience and overall customer satisfaction
  • Become proficient with the on-line service request system including hand-held application
  • Assist with inclement/severe weather preparedness and
  • Handle other duties as may be assigned from time to time by the Maintenance Manager
  • Organize, maintain, and ensure that all maintenance shop, storage, tools, mechanical and electrical areas are well maintained, and keep general condition of areas neat and clean
  • Be available for emergency calls at night, weekends and holidays on an alternating schedule (on-Call)
  • QUALOWLEDGE, SKILLS, ABILITIES:
    • Excellent customer service, organizational and strong mentoring skills highly desirable
    • Have fundamental knowledge of state and local building codes
    • Maintain a current Florida Drivers License
    EDUCATION/EXPERIENCE:

    High School Diploma or equivalent required. Education from one of the following is preferred:

      \
    • State, county or local government agency
    • Approved/sanctioned Technical Institute and/or college or university

    A combination of no less than (5) years of experience/education in commercial office building systems maintenance specifically including the following areas of documented training/certification/license in one or more of the following fields:

    • EPA (D)
    • HVAC, Electrical, Plumbing, Mechanical
    • Construction, Roofing, Building Life Safety, Carpentry
    • Basic computer skills, Microsoft Excel, Word, Outlook and Teams

    Work Environment:

    While performing the duties of this job, the employee may be exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme outdoor conditions (cold/hot weather, wind, precipitation). The noise level in the work environment and job sites can be loud. Must be comfortable working on the roofs of office buildings and climbing ladders.

While performing the duties of this job, the employee is regularly required to talk and hear; this position is active and requires the employee to stand, walk, balance, bend, kneel, stoop, crouch, crawl, and climb. The employee must occasionally lift, push or pull up to 50-pound items. Specific visual acuity required by this job include close, distance, color, and peripheral vision; and depth perception. Ability to read, understand, and to communicate information and ideas clearly in writing and orally required.
