Job summary

Advantix Development Master is seeking a maintenance professional in Kokomo, IN to perform a variety of tasks that improve and maintain property quality. You will diagnose problems, perform repairs, and participate in emergency maintenance as needed to support the organization’s goals.

The role requires strong knowledge of HVAC, electrical and plumbing systems, and a readiness to handle on-call duties. A high school diploma or GED and EPA/OSHA certifications are preferred, with a valid Indiana

Responsibilities

  • Performs maintenance work orders and repairs.

  • Ensures maintenance supplies are in stock and orders supplies as needed.
  • Assists with scheduling and communicating with vendors/contractors.

Job Location: Kokomo, IN 46901

Salary Range: $22.00 Hourly

SUMMARY

The primary purpose of this position is to perform a variety of tasks to improve and maintain the physical quality of assigned property. Performs highly skilled work to diagnose maintenance problems and make the necessary repairs. This position also performs emergency maintenance work when required.

All activities must support Advantix’s strategic goals and objectives and produce results that accomplish the goals of the overall organization.

ESSENTIAL JOB FUNCTIONS
  • Performs maintenance work orders and repairs.
  • Schedules and performs preventative maintenance and apartment turns.
  • Ensures maintenance supplies are in stock and orders supplies as needed.
  • Assists Maintenance Supervisor and/or Assistant Director of Facilities with scheduling and communicating with vendors/contractors.
  • Diagnoses and resolves issues in the areas of HVAC, electrical, plumbing, elevators, carpentry, dry wall, exterior structural and appliances.
  • Communicates with Maintenance Supervisor and residents regarding the status of work and issues that arise.
  • Performs property inspections, addresses issues, and alerts Maintenance Supervisor of items requiring attention.
  • Works on-call when scheduled and performs emergency maintenance work as required.
  • Performs special projects as assigned.
  • Performs other related duties as assigned and/or required.
  • Performs occasional cleaning and upkeep of common areas and property as needed, including but not limited to wet and dry mopping floors, windows, cleaning sanitizing surfaces, removing trash and debris.
  • Responsible for distributing information to team members from the Assistant Director of Facilities.
  • Responsible for deciding how to approach tasks and develop a plan to accomplish.
  • Responsible for coaching members of the team by providing feedback and demonstrating the desired skills.
  • Performs other related duties as assigned and/or required.

QualificationsEDUCATION, EXPERIENCE AND/OR CERTIFICATION
  • High School Diploma or G.E.D. and four (4) years of related maintenance experience. Certifications in OSHA 30, and CAMT are preferred. An equivalent combination of education and experience may be considered.
  • Minimum of 1 year of HVAC experience.
  • Valid EPA card/certification required.
  • Possession of valid Indiana Driver’s License.
QUALIFICATIONS

  • Knowledge of proper operation and use of hand/power tools is a must.
  • Must be proficient in the use of a multimeter.
  • Knowledge of proper operation and use of sewer machines and drain cleaning equipment.
  • Knowledge of equipment and appliance usage and minor repair.
  • Ability to work flexible hours and available on a twenty-four (24) hour on-call basis.
  • Knowledge of safety, fire prevention and first aid techniques.
  • Knowledge of building maintenance practices and principles.
  • Exceptional skills in measurement and mathematical calculations.
  • Skilled in making sound judgment and decision making.
  • Excellent problem solving, analysis and resolution.
  • Excellent oral and written communication.
  • Demonstrate prompt regular work attendance.
COMPUTER AND ADMINISTRATIVE SKILLS

To perform this job successfully, an individual should have average abilities using computer software such as MS Word, and Outlook and should be capable of using internet resources for research and developing reports. Proficient in operating and troubleshooting personal and laptop computers. Ability to learn other computer software programs as required by assigned tasks.

Work involves the normal risks or discomforts associated with an office environment, and those associated with the on-site inspection of buildings/construction sites. The employee may be exposed to hazardous conditions and weather extremes.
