Job summary

A.J. Dwoskin & Associates is seeking a maintenance professional to support the Maintenance Supervisor in Fairfax, VA. The role involves maintaining occupied and vacant apartments, common areas, buildings, and grounds, and overseeing service requests and turnarounds.

The ideal candidate has 5+ years of maintenance experience, CFC certification, and an HVAC license. This full-time, onsite position includes benefits and requires strong communication in English and the ability to lift up to 100

Job description

A.J. Dwoskin & Associates is a leader in managing commercial and residential properties throughout the Northern Virginia region. This position is responsible for supporting the Maintenance Supervisor. Responsibilities include the maintenance and general upkeep of occupied and vacant apartments, common areas, buildings, and grounds. The incumbent is also responsible for completing and overseeing all service requests and apartment turnarounds. This is a full time direct hire position, onsite, based in Fairfax, VA, and pays $35.00 an hour.

Responsibilities

• Oversees Maintenance Technicians, assigns service tickets, and tracks work orders in the Yardi system in the absence of the Maintenance Supervisor.
• Performs service requests involving HVAC, appliances, electrical, plumbing, carpentry, and general repairs.
• Completes apartment turnarounds within five days.
• Performs preventive maintenance twice per year.
• Provides comprehensive maintenance of building interiors and exteriors.
• Maintains common areas, grounds, and curb appeal, including keeping grounds free of trash and ensuring lawns are appropriately manicured.
• Assists with supply and inventory organization and management.
• Assists with watering plant materials and landscaping, as well as snow removal.
• Provides daily updates to the supervisor on ongoing and pending work orders and upcoming or pending projects throughout the community.
• Performs other related duties as required.

Qualifications

• High school diploma or equivalent
• 5+ years of successful performance in general maintenance
• Specialized training and certifications in building trades, including CFC certification and an HVAC license
• Valid driver's license, clean driving record, and current auto insurance
• Proficiency with tools and equipment used in general maintenance work
• Proficiency using electronic communication devices, email, and Microsoft Office 365
• Strong customer service and interpersonal skills
• Strong communication, organizational, leadership, and time management skills

Additional Requirements

• Ability to effectively manage multiple priorities and work orders in a fast-paced environment
• Ability to read, write, and communicate effectively in English
• Must be available for rotating on-call shifts, including evenings and weekends, and respond to emergency maintenance situations as needed
• May be required to work overtime, weekends, and non-traditional holidays based on business needs
• Ability to maintain confidentiality and exercise sound judgment when handling sensitive information
• Ability to lift, push, and pull up to 100 pounds and perform physical maintenance duties, including walking, climbing stairs, bending, stooping, and working in indoor and outdoor environments
