Job summary

Fairfield Residential in Dallas is seeking a Senior Maintenance Technician to perform daily maintenance across HVAC, electrical, plumbing, carpentry and appliances. You will diagnose issues, supervise outside contractors, and ensure safety and compliance on-site.

Responsibilities include responding to resident requests promptly, maintaining amenities, conducting inspections, and coordinating preventive maintenance.

Qualifications

• High school diploma or equivalent.
• EPA HVAC Type II or EPA Universal license required.
• Certified Pool Operator (CPO) preferred; may obtain within 90 days.
• Valid driver’s license may be required.

The Role

The Senior Maintenance Technician performs daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager. This role involves diagnosing and repairing issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. The Senior Maintenance Technician ensures the safety and cleanliness of the property, maintains amenities, and responds to maintenance requests promptly and professionally. This position also involves supervising outside contractors, maintaining inventory, and ensuring compliance with all relevant policies and regulations.

Maintenance and Repairs

• Perform daily maintenance tasks and diagnose/repair issues in various areas.
• Respond to maintenance requests promptly and professionally.

Property and Amenity Maintenance

• Maintain pool, hot tub, and other amenities.
• Ensure safety and cleanliness of buildings and grounds.
• Maintain exterior property for curb appeal.

Preventative Maintenance and Inspections

• Schedule and document preventative maintenance and apartment turns.
• Conduct regular inspections of common areas and equipment.

Supervision and Coordination

• Supervise duties and outside contractors in the absence of the Maintenance Supervisor.
• Coordinate move‑ins and move‑outs.

Safety and Compliance

• Assist with safety meetings and compliance with policies and regulations.
• Report potential liabilities and ensure property compliance.

Inventory and Supplies Management

• Maintain inventory and assist in purchasing materials and supplies.

Resident and Community Engagement

• Participate in resident functions and assist with posting notices.

What You’ll Need – Education and Certifications

• High school diploma or equivalent required.
• HVAC‑EPA (Type II) or EPA Universal license required.

Experience

• 2+ years of experience in property maintenance or a related field.
• Experience supervising contractors preferred but not required.

Estimated Rate of Pay

$26.04 – $29.12 per hour. Position is non‑exempt; the range reflects hourly rates. Pay range may vary based on skills, education, and experience. Base rate only; no allowances, perks, commissions, or bonuses.
