Job description

WinnCompanies is looking for a Senior Maintenance Supervisor to join our team. You will oversee the maintenance operations of 196 units across 2 sites (Canterbrook Village and Franklin Place) in Tullahoma, TN and Shelbyville, TN.

You will manage maintenance staff, perform maintenance functions as a working supervisor, and ensure the physical condition of the property meets ownership and management standards. You will also oversee Maintenance Supervisors at the properties.

Schedule: Monday through Friday, 8:00 AM to 5:00 PM, with rotational on-call every other week.

Responsibilities
  • Lead and manage maintenance staff daily and act as a working supervisor when needed.
  • Assist in hiring, training, developing staff, and conducting weekly meetings.
  • Help control maintenance expenses with Property Managers.
  • Prepare work schedules for staff and vendors, maintain preventive maintenance, and ensure curb appeal.
  • Conduct monthly inspections and review third-party inspections to resolve repairs.
  • Maintain knowledge of maintenance programs and capital projects.
  • Solicit bids from contractors with approval from management.
  • Participate in on-call activities during off-hours for emergencies and hands-on maintenance.
Requirements
  • High school diploma or GED.
  • 5-8 years relevant experience.
  • 3-5 years supervisory experience.
  • General knowledge of electrical, plumbing, appliances, and HVAC systems.
  • HVAC certification (Universal).
  • CAMT certification.
  • Valid driver's license in good standing.
  • Proficiency with Microsoft Office and property management software (OneSite and/or RealPage).
  • Excellent customer service and communication skills.
  • Availability for on-call emergencies.
  • Ability to work with diverse groups.
Preferred Qualifications
  • Vocational or technical training.
  • Additional HVAC or lead-based paint certifications.
  • Experience in property management.
