WinnCompanies is looking for a Senior Maintenance Supervisor to join our team and assist multiple properties in Springfield, MA and Ludlow, MA.

In this role, you will oversee the maintenance operations of multiple properties and perform maintenance functions as a working supervisor. The ideal candidate will ensure that the physical condition of the property satisfies ownership and management objectives being responsible for overseeing Maintenance Supervisors at the properties.

The selected candidate will adhere to the following schedule: Monday through Friday, from 8:00AM to 5:00PM, with on-call activity every 3-5 weeks (depending on staff).

Responsibilities

  • Lead and manage a maintenance staff at the properties on a day to day basis and act as a working Supervisor when not supervising staff.
  • Assists in hiring, developing, training and holding staff accountable to operating standards.
  • Conduct and participate in weekly staff meetings.
  • Assist the Property Managers in controlling maintenance expenses.
  • Responsible for preparing work schedules for maintenance staff and vendors to complete service requests.
  • Maintain the preventive maintenance program and overall curb appeal.
  • Complete monthly building inspections and review third party property inspections to resolve maintenance repairs.
  • Maintain working knowledge of all maintenance programs and capital improvement projects.
  • Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
  • Participate in on call activity during off hours, emergencies and hands on maintenance activity.

Requirements

  • High school diploma or GED equivalent.
  • 5-8 years of relevant work experience.
  • Minimum of 5 years of supervisory and management experience.
  • General knowledge of electrical, plumbing, appliance and HVAC.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Experience with computer systems, particularly Microsoft Office Suite.
  • Past knowledge in bidding capital projects and supervising work.
  • Prior experience using outside vendors / contractors in HVAC, electric, landscaping and painting.
  • Past experience with inventory management & maintenance inventory.
  • Excellent customer service skills.
  • Strong intangibles and leadership skills.
  • Solid verbal and written communication skills.
  • Availability for on-call activity during off-hours for urgent needs.
  • Ability to work with a diverse group of people and personalities.

Preferred Qualifications

  • Vocational or technical training.
  • CAMT or HVAC certification.
  • OSHA 10 / 30 certification.
  • Past experience with REAC / NSPIRE inspections.
  • Prior knowledge of RealPage or other property management software.
