WinnCompanies is looking for a Senior Maintenance Supervisor to join our team for Multiple Properties in Amherst and Greenfield. Mill Valley Estates will be your home base property, a 148-unit market housing community located in Amherst, MA.

You will oversee the maintenance operations of multiple properties and perform maintenance functions as a working supervisor. Ensuring that the physical condition of the properties satisfies ownership and management objectives. You'll be responsible for overseeing Maintenance Supervisors at the properties or serve as the acting supervisor if one is not designated.

The selected candidate will adhere to the following schedule: Monday through Friday, from 8:00AM to 5:00PM, with a rotational on-call activity.

Responsibilities

  • Lead and manage a maintenance staff at the properties on a day to day basis and act as a working Supervisor
  • Assists in hiring, developing, training and holding staff accountable to operating standards. Conduct and participate in weekly staff meetings.
  • Assist the Property Managers in controlling maintenance expenses.
  • Responsible for preparing work schedules for maintenance staff and vendors to complete service requests, maintain the preventive maintenance program and overall curb appeal.
  • Complete monthly building inspections and review third party property inspections to resolve maintenance repairs.
  • Maintain working knowledge of all maintenance programs and capital improvement projects.
  • Diagnose, problem solve, and make repairs in areas including, but not limited to: appliances, carpentry, hardware accessories, masonry, painting, electrical, plumbing, and HVAC.
  • Participate in on call activity during off hours, emergencies and hands on maintenance activity.

Requirements

  • High school diploma or GED equivalent.
  • 5-8 years of relevant work experience.
  • 5-8 years of supervisory experience.
  • General knowledge of electrical, plumbing, appliance repair and install, and HVAC.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Experience with computer systems, particularly Microsoft Office
  • Excellent customer service skills.
  • Knowledge of bidding capital projects and supervising work using outside vendors in areas of major electric, plumbing HVAC, Landscape and Painting.
  • Boiler and chiller system experience.
  • Experience with snow removal using snow blowers and shovels.
  • Knowledge inventory management and ordering Maintenance inventory.
  • OneSite and/or RealPage property software experience or other property management software programs.
  • Solid verbal and written communication skills.
  • Availability for on-call activity during off-hours for urgent needs.
  • Ability to work with a diverse group of people and personalities.

Preferred Qualifications

  • Vocational or technical training.
  • HVAC or lead-based paint certifications.
  • Experience in property management maintenance.
  • OSHA 10 or 30 certification.
  • EPA Certification
  • REAC/NSpire inspections experience.
  • CAMT certification
