Job summary

AMLI Residential is seeking a Maintenance Supervisor for AMLI Ponce Park in Atlanta, GA. You will supervise the maintenance team, coordinate repairs, and manage preventative maintenance programs to ensure safety and quality across a 305-unit mid-rise community.

You will lead on-site operations, mentor staff, and ensure timely responses to service requests while adhering to AMLI policies and safety standards. This role requires weekend work and on-call rotation participation.

Qualifications

• 3 to 5 years of multifamily apartment maintenance experience.
• Previous experience leading or supervising a maintenance team preferred.
• EPA Certification (Type I & II or Universal) required.
• Strong technical knowledge of HVAC, plumbing, electrical, appliance repair, and general maintenance.
• Excellent leadership, communication, organization, and problem-solving skills.
• Ability to work weekends and participate in an on-call rotation.
• Commitment to delivering exceptional customer service and maintaining a high-quality resident experience.

Responsibilities

• Supervise and coordinate daily maintenance operations and vendor work in partnership with the Community Manager
• Lead and support the maintenance team with troubleshooting and repairs, including HVAC, plumbing, electrical, appliances, carpentry, drywall, and general building systems
• Ensure the successful execution of preventative maintenance programs, including inspections, life-safety systems, lighting, HVAC filters, and common area upkeep
• Oversee service requests and apartment turns, ensuring quality work and timely completion
• Maintain the overall appearance, cleanliness, and curb appeal of the community
• Manage inventory, supplies, equipment, and vendor invoices
• Assist with budgeting, cost controls, and capital improvement projects
• Recruit, train, coach, and develop maintenance team members while fostering a positive team environment
• Ensure compliance with OSHA regulations, safety protocols, and AMLI policies
• Conduct regular inspections and property walks to identify maintenance needs and proactively address issues
• Participate in the on-call rotation and respond to after-hours maintenance emergencies as needed
