Job summary

Vivmark Residential is seeking a Senior Maintenance Manager in Brooklyn, NY. You will oversee maintenance operations for one or more communities, ensuring facilities meet Vivmark standards while delivering exceptional service.

Qualified candidates have 5–7 years in apartment maintenance and 3–5 years supervisory experience. EPA Type I/II or Universal Certification and CPO certification are required where applicable. Strong leadership and budget management skills are essential.

Qualifications

• 5–7 years of apartment maintenance experience.
• 3–5 years of supervisory experience preferred.
• EPA Type I/II or Universal Certification is required.
• Certified Pool Operator (CPO) certification as required.

Responsibilities

• Partner with office teams to optimize operations and resident satisfaction.
• Manage and prioritize service requests and monitor trends for timely resolutions.
• Oversee maintenance and preventive maintenance programs (HVAC, plumbing, electrical, carpentry, appliances).
• Assist in developing and monitoring the maintenance operating budget.
• Lead all personnel responsibilities: recruit, train, schedule, evaluate, and develop on-site maintenance staff.
• Ensure smooth apartment turnover processes and assess damage charges for departing residents.
• Act as safety liaison: lead training, safety inspections, and promote a culture of safety.
• Monitor vendor work and ensure compliance with policies and safety standards.
• Regularly inspect grounds, buildings, and apartments to ensure full functionality and welcoming environments.

The Role

As a Senior Maintenance Manager, you will oversee the maintenance operations for one or more communities, ensuring the physical condition of the property meets Vivmark s standards while delivering outstanding customer service and operational excellence.

You Will

• Partner with office teams to optimize operations, maximize revenue, and enhance resident satisfaction.
• Manage and prioritize service requests, delegate tasks, and monitor trends to ensure timely resolutions.
• Oversee the maintenance and preventive maintenance programs, including HVAC, plumbing, electrical, carpentry, and appliances.
• Assist in developing and monitoring the maintenance operating budget, ensuring expenses align with financial goals.
• Lead all personnel responsibilities: recruit, train, schedule, evaluate, and develop on‑site maintenance staff.
• Ensure smooth apartment turnover processes and assess damage charges for departing residents.
• Act as the safety liaison, leading training, safety inspections, and promoting a culture of safety.
• Monitor vendor work and ensure compliance with Vivmark policies, safety standards, and all federal, state, and local laws.
• Regularly inspect grounds, buildings, and apartments to ensure they remain fully functional and welcoming.

Certifications

You Have:

• Valid driver s license and automobile insurance (where applicable).
• EPA Type I/II or Universal Certification (required).
• Certified Pool Operator (CPO) certification (as required).

Experience

• 5-7 years of apartment maintenance or related experience.
• 3-5 years of supervisory experience preferred.
