Job summary

2Life Communities in Newton, MA (Boston area) seeks a Maintenance Mechanic III to lead the maintenance team, supervise staff and contractors, and ensure safe, clean, and compliant facilities. You will manage preventive maintenance, inventory, and repairs, coordinate with the Executive Director, and oversee security, pest control, and vendor bids.

Qualifications

• Minimum of three years as a superintendent or supervisor in a residential building.
• Knowledge of OSHA regulations.
• Proficiency in computer software.
• HVAC certificate required.
• Knowledge of elevators and high-rise building systems.
• Knowledge of boilers, plumbing, electrical systems.
• Knowledge of Green Initiatives.
• Experience with geothermal and photovoltaic systems preferred.
• Ability to plan and use organized task management tools.
• Ability to obtain Hoisting License and drive Bobcat/Ventrac.
• LEED certification desirable.

Responsibilities

• Supervise maintenance staff and contractors.
• Comply with HUD, Spectrum, and regulatory standards.
• Interact with residents in a sensitive manner and report concerns.
• Establish and maintain an inventory management system.
• Develop specifications for hiring contractors and bid procurement.
• Prepare purchase orders for approval.
• Assist with annual budget and cost control.
• Perform or delegate mechanical tasks and repairs.
• Establish preventive maintenance schedules.
• Inspect property and maintain building systems and grounds.
• Prepare vacant units for re-rental.
• Oversee pest control inspections and follow-up.
• Ensure staff coverage on-site 24/7 for emergencies.
• Participate in snow removal activities.
• Report safety incidents and complete reports.
• Provide emergency/back-up coverage as assigned.
• Maintain equipment in commercial kitchens.
• Coordinate with construction teams on operations.
• Support Life Safety and Hazardous Communications programs.
