Tutera Senior Living & Health Care is seeking a dynamic leader responsible for growing, shaping, and supporting a portfolio of senior living communities.
Responsibilities
- Drive operational performance of the assigned portfolio; monitor for potential upgrades, downgrades, and credit deterioration with the goal of maximizing net income and reducing credit costs.
- Maximize asset value and NOI by understanding each asset’s position relative to the market, developing and implementing property-specific value-add strategies.
- Assist with detailed credit memo write-ups that include transaction overviews, credit structures, company profiles, industry analysis, risks and mitigants, historical operating performance, projections, enterprise valuation analyses, and other regulatory requirements.
- Assist with the deal closing process and legal documentation.
- Establish, implement, and manage administrative procedures and review systems to protect the quality and profitability of the portfolio.
- Ensure excellent execution of revenue, operating model, labor management, pricing, and other optimization initiatives.
- Conduct financial reviews of property performance versus budget and work with leadership to address variances.
- Utilize and leverage leading indicators, predictive analytics, and community-level performance data to influence outcomes.
- Align operational team on key initiatives and tailor strategic operation plans to meet the needs of the respective portfolio.
- Coordinate with leadership to transition new investments into the portfolio, including operator transitions, monitoring and reporting progress on active development and redevelopment projects, and assisting with asset disposition identification and process.
- Prepare and present ad hoc analysis and detailed financial models to project business performance and identify strategic and tactical opportunities.
- Maintain a strong understanding of local markets, including competition, supply pipeline, demand drivers, and market absorption.
Requirements
- Bachelor’s degree in Finance, Real Estate, or related field required; Master’s degree preferred.
- A minimum of five or more years of relevant experience, including multi-family asset management, strategic planning, market analysis, senior living operations, private equity, hospitality operations, healthcare real estate, banking, management consulting, strategic project management, or sales operations.
- Credit and analytically focused.
- Results-oriented with a high level of accountability.
- Core knowledge of real estate, financial statements, and accounting concepts; senior living or healthcare knowledge is highly preferred.
- Proven ability to leverage data and analytics to improve operations and asset values.
- Strong critical analysis skills for evaluating complex problems from business and legal perspectives.
- Professional appearance and behavior, high emotional intelligence, strong interpersonal skills, and integrity.
- Excellent written and oral communication skills, capable of effectively presenting to senior and C-suite leadership teams.
