Job summary

Viva Senior Living is seeking an Environmental Service Director to oversee building operations, maintenance, and housekeeping to ensure a safe, well-maintained community for residents and families. The role reports to the Executive Director and requires adherence to facility policies and resident rights.

The position emphasizes preventative maintenance, staff supervision, budgetary control, and collaboration with maintenance technicians to address repairs and upkeep across the campus.

Qualifications

• Must possess, at a minimum, a high school diploma or a GED.
• Must be able to read, write, speak and understand English.

Responsibilities

• Ensure the physical building and community campus are safe, properly functioning, looking well-kept and presentable.
• Ensure compliance with all applicable federal, state, and local rules/regulations.
• Provide ground and building maintenance and housekeeping duties as assigned by the Executive Director and in accordance with community policies and procedures.
• Work closely with the Maintenance Technicians on preventative maintenance, ground maintenance, and general tasks/repairs including painting, carpentry, plumbing, heating, lighting, and floor care.
• Hire, educate, evaluate, and terminate Maintenance & Housekeeping staff as needed.
• Ensure department operates within assigned budgets.
• Conduct routine inspections of physical building and campus, including all equipment for problems.
• Seek solutions to repairs or arranging for outside contractors when approved by the Executive Director.
• Use preventative maintenance instead of corrective actions, whenever possible.
• Inventory equipment, tools, supplies, and ensure they are in good working condition.
• Ensure work orders are completed timely according to priority.
• Assist other departments as needed.
• Participate in meetings and committees as assigned by the Executive Director.
• Performs other duties as assigned by the Executive Director.
• Other duties may be required per state regulations.
• Must adhere to scheduled shifts assigned by the Executive Director or Supervisor.
