Job summary

Fountain Development LLC is seeking a motivated Land Development Project Manager to lead horizontal site development for multifamily communities across North Carolina. You will guide permitting, utility coordination, grading, roadway construction, stormwater infrastructure and final site completion, collaborating with internal teams, consultants, contractors, and regulatory agencies.

The ideal candidate brings 5+ years of land development or civil construction project management experience,

Qualifications

• Bachelor's degree preferred in Civil Engineering, Construction Management, or related field.
• 5+ years of land development or civil construction project management experience.
• Experience with multifamily or commercial land development preferred.
• Strong knowledge of grading, utilities, paving, and permitting in North Carolina.
• Ability to read civil construction plans and manage multiple projects simultaneously.
• Must have clean driving record.

Responsibilities

• Manage all phases of land development for multifamily projects.
• Maintain project schedules and ensure on-time delivery.
• Manage project budgets, review costs, approve pay applications, and control change orders.
• Oversee grading, erosion control, wet utilities, dry utilities, pavement, and site infrastructure.
• Coordinate engineers, consultants, contractors, utility providers, and municipalities.
• Obtain and manage all required permits, inspections, and project approvals.
• Monitor construction quality, safety, and regulatory compliance.
• Identify and resolve project risks and schedule impacts.
• Provide regular project status updates to company leadership.
