ODUrent in Norfolk, VA is seeking a Senior HVAC Technician to perform routine maintenance, inspections and emergency repairs on occupied and vacant homes, ensuring units meet quality standards and minimizing vacancy time.

You will handle on-site troubleshooting, preventative maintenance, attend on-call rotations, and collaborate with Turn Managers and other technicians to maintain high resident satisfaction.

Qualifications

• 10+ years in property maintenance, apartment turnovers, or related field.
• Proficiency in HVAC and appliances.
• Strong painting, drywall, and finishing skills.
• Excellent problem-solving, organization, and time-management.
• Competency with basic maintenance software.
• Strong interpersonal and customer service abilities.

Responsibilities

• Complete daily work orders for minor repairs (plumbing, electrical, HVAC, appliances).
• Perform preventative maintenance checks on HVAC systems, water heaters, and appliances.
• Inspect and repair unit fixtures such as faucets, light switches, locks, and windows.
• Conduct property walks to identify and report potential hazards or needed repairs.
• Respond to emergency maintenance requests during on-call shifts.
• Document completed work orders accurately in the property management system.
