Job summary

Meritus Property Group in Portland, Oregon seeks an experienced Property Manager to oversee the day-to-day operations of a 54-unit affordable senior housing community, ensuring resident service excellence, compliant operations, and strong financial controls.

You will manage waitlists, PBV and subsidy processes, coordinate with housing authorities, supervise maintenance and vendors, and lead on-site staff to foster a safe, welcoming environment for residents 55+ (and PBV 62+ where applicable).

Qualifications

• 3+ years of multifamily property management experience, preferably with day-to-day site operations.
• At least 1 year of affordable-housing experience involving income qualification, certifications, recertifications, or regulated units.
• Working knowledge of LIHTC/income-restricted affordable housing concepts (AMI, qualification, assets, rent restrictions).
• Experience with Section 8, Project-Based Vouchers, HCV programs, or housing-authority administered rental assistance.
• Ability to interpret and follow a Tenant Selection Plan and other regulatory documents.
• Strong documentation, organization, and communication skills; confidentiality of resident data.

Responsibilities

• Oversee daily operations of the 54-unit senior affordable community.
• Maintain a professional, welcoming on-site management presence.
• Conduct routine property walks and inspections of common areas and units.
• Maintain curb appeal, safety, and overall property condition.
• Manage waitlists, occupancy, and subsidy documentation.
• Coordinate with compliance and housing authorities on certifications and reporting.
