Qualifications

• Advanced Excel including complex formulas and financial modeling.
• Strong understanding of finance and accounting principles.
• Ability to manage multiple projects with attention to detail.

Responsibilities

• Develop and maintain multi-year pro formas for Living opportunities, including cash flows and partner returns.
• Model real estate development pro formas: hard/soft costs, debt, equity, and hold assumptions.
• Create analyses comparing JV structures and co-investment scenarios for partner negotiations.
• Model development fee accrual and revenue recognition tied to construction milestones.
• Track JV performance across lifecycle stages and report on key drivers (absorption, rents, OPEX).
• Analyze external financing structures and support capital-raising with financial cases and scenarios.
• Design dashboards and executive analyses on portfolio performance and development pipeline.
• Support forecasting, budgeting, and financial scenario planning for Property Development.
• Collaborate with Finance/Accounting to align on accounting treatment and strategic decisions.
