Qualifications

Responsibilities

  • Operate, maintain, troubleshoot, and repair facility systems and equipment, including HVAC, BMS/BAS, plumbing, electrical, lighting, security, pumps, motors, valves, and other mechanical systems.
  • Maintain environmental conditions within regulated labs, warehouses, and offices.
  • Perform preventive and corrective maintenance, inspections, troubleshooting per procedures and safety requirements.
  • Monitor BMS/BAS systems, respond to alarms, troubleshoot issues, support environmental control systems.
  • Document maintenance, repairs, inspections in CMMS timely.
  • Identify recurring equipment issues and improve maintenance programs.
  • General building maintenance: minor plumbing, carpentry, painting, furniture moves, shelving, office mods.
  • Coordinate staff moves and workspace reconfigurations.
  • Oversee contractors/vendors; verify work and invoices.
  • Support safety/compliance inspections and safety equipment testing.

Position Summary

The Senior Facilities Technician is responsible for the operation, maintenance, repair, and reliability of building systems supporting regulated laboratory, warehouse, and office environments across multiple locations. This position performs preventive and corrective maintenance, troubleshooting, inspections, repairs, and environmental monitoring to ensure facilities operate safely, efficiently, and in compliance with applicable requirements.

The role serves as a technical resource for the Facilities team and works closely with internal stakeholders, Property Management, contractors, and vendors to support reliable facility operations and business needs.

Job Responsibilities
  • Operate, maintain, troubleshoot, and repair facility systems and equipment, including HVAC, BMS/BAS controls, plumbing, electrical, lighting, security, pumps, motors, valves, and other mechanical systems.

  • Maintain appropriate environmental conditions within regulated laboratories, warehouse/operations areas, and general office spaces.

  • Perform and document preventive maintenance (PM), corrective maintenance (CM), inspections, troubleshooting, and repairs in accordance with established procedures and safety requirements.

  • Monitor BMS/BAS systems, respond to alarms, troubleshoot equipment and control issues, and support reliable operation of environmental control systems.

  • Document maintenance, repairs, inspections, and other assigned work accurately and timely within the Computerized Maintenance Management System (CMMS).

  • Identify recurring equipment issues and recommend improvements to preventive maintenance programs and facility reliability.

  • Perform general building maintenance, including minor plumbing, carpentry, drywall repair, painting, furniture moves, shelving installation, and office modifications.

  • Coordinate staff moves and workspace reconfigurations as needed.

  • Coordinate and oversee contractors, vendors, janitorial services, and PropertyManagement activities; verify work completion, service documentation, and invoices.

  • Support facility safety and compliance inspections, including testing assigned safety equipment and maintaining required inspection logs.

  • Provide technical guidance and mentoring to Facilities technicians as needed.

  • Partner with laboratory leadership, Quality, and other stakeholders to support facility requirements and business operations.

  • Follow applicable OSHA, environmental, health, safety, and hazardous material handling requirements and maintain a clean and safe work environment.

  • Travel between assigned locations and provide after-hours/on-call support for facility and environmental control system emergencies.

  • Perform other duties and responsibilities as assigned.

Required Qualifications
  • High School diploma or GED

  • Valid driver's license.

  • Five (5) or more years of related facilities maintenance experience, preferably supporting regulated or critical environments.

  • Three (3) or more years of experience operating and troubleshooting Building Management Systems (BMS/BAS) and related controls.

  • EPA CFC Universal Certification.

  • Hands-on experience with HVAC and working knowledge of electrical, plumbing, mechanical, and general building systems.

  • Experience performing and documenting preventive and corrective maintenance within a CMMS.

  • Strong troubleshooting, problem-solving, communication, and organizational skills.

  • Ability to coordinate contractors and vendors and work effectively with internal stakeholders.

  • Proficiency with Microsoft Office Suite, including Word, Excel, and Outlook.

Preferred Qualifications
  • Experience supporting cleanrooms, laboratories, life sciences, pharmaceutical, biotechnology, healthcare, or other critical environments.

  • Ability to read and interpret mechanical, electrical, and plumbing (MEP) drawings and blueprints.

  • Knowledge of building automation, HVAC controls, environmental monitoring, and preventive maintenance programs.

  • Experience providing technical guidance or mentoring to other Facilities technicians.

Physical Demands
  • Must possess ability to sit, stand, and/or work at a computer for long periods of time.

  • Ability to lift and/or move up to 50 pounds.

  • May be exposed to extreme temperatures, elevated noise levels, fumes, blood-borne pathogens, biohazardous materials, and chemicals, including formalin, within laboratory environments.

  • Must be able to safely work in mechanical, laboratory, warehouse, and office environments.

  • All job specific, safety, and compliance training are assigned based on the job functions associated with this employee.
Other
  • This position requires periodic travel between work locations and may require a flexible schedule, including evenings, weekends, and holidays. Participation in an on-call rotation and after-hours response to facility, HVAC, and environmental control system emergencies may be required.
