Job summary

Collective-Development-LL in Dallas, TX seeks a Senior Estimator to prepare accurate cost estimates for commercial construction, including ground-up, tenant improvements, renovations, and design-build projects.

The role leads the estimating process, reviews drawings and contracts, and develops detailed bids. You will collaborate with preconstruction, PMs, and suppliers, mentor junior staff, and manage multiple bid deadlines with precision.

Qualifications

• 7+ years of commercial construction estimating experience.

Responsibilities

• Lead the estimating process for commercial construction projects from initial bid review through final proposal submission.
• Review architectural, structural, civil, mechanical, electrical, and plumbing drawings, specs, and contracts.
• Prepare detailed estimates for labor, materials, equipment, subcontractors, general conditions, and other costs.
• Perform quantity takeoffs and cost analysis to establish project budgets.
• Solicit and negotiate subcontractor and vendor pricing to ensure competitive bids.
• Identify scope gaps, risks, exclusions, and cost-saving opportunities.
• Develop bid strategies, value engineering options, and alternative solutions.
• Attend pre-bid meetings, conduct site visits, and evaluate site conditions.
• Prepare bid summaries, proposals, budgets, and cost breakdowns for management/clients.
• Maintain relationships with subcontractors, suppliers, and industry partners.
• Collaborate with Project Managers during handoffs to ensure smooth transition from estimating to construction.
• Provide leadership and mentorship to junior estimators.
• Manage multiple projects and bid deadlines with accuracy and discipline.

Job description

We are seeking an experienced Senior Estimator to join our commercial construction team. The Senior Estimator will be responsible for preparing accurate and competitive cost estimates for commercial construction projects, including ground-up construction, tenant improvements, renovations, and design-build projects.

This individual will work closely with Preconstruction, Project Management, Operations, subcontractors, and clients to develop comprehensive proposals and support successful project execution.

Qualifications

• 7+ years of commercial construction estimating experience, preferably with a general contractor.
• Extensive knowledge of commercial construction methods, materials, building systems, and industry standards.
• Proven experience estimating commercial ground-up construction, renovations, tenant improvements, and other commercial projects.
• Strong ability to interpret construction drawings, specifications, scopes of work, and contract documents.

Preferred Qualifications

• Bachelor’s degree in Construction Management, Civil Engineering, or a related field, or equivalent industry experience.
• Experience with Procore, Bluebeam, Sage Estimating, PlanSwift, or similar estimating software.
• Experience with negotiated work, hard bids, design-build, and guaranteed maximum price (GMP) contracts.
• Established relationships with commercial subcontractors and material suppliers.
