Job summary

KM Partners in Atlanta is seeking a Development Leader to own the sourcing, underwriting, and execution of affordable housing projects, directing strategy and outcomes across complex transactions.

You will mentor junior team members, coordinate with city agencies, lenders, and investors, and contribute to long-term market presence while ensuring compliance and timely milestones.

Responsibilities

• Lead the full lifecycle of affordable housing development projects, from opportunity sourcing and underwriting through financing, entitlements, closing, and construction coordination
• Source, evaluate, and successfully close LIHTC, acquisition, refinance, and other strategic real estate transactions while achieving annual production goals
• Prepare financial models, project budgets, pro formas, and investment analyses to support executive and board-level decision-making
• Manage project execution by coordinating consultants, overseeing entitlement and municipal approval processes, and tracking key milestones
• Build and maintain strategic relationships with developers, public agencies, lenders, investors, brokers, and community stakeholders to identify new opportunities and expand market presence
• Develop relationships with affordable housing owners, government agencies, and brokers
• Coordinate tax credit and bond application submittals, additional subsidy requests, and lender applications
• Review construction plans with Construction Management
• Visit financing agencies to maintain relationships
• Participate in strategic planning efforts for Development Department
• Provides guidance and review work of Project Leaders and Analysts
