Position Summary

The Senior Director of Facilities & Engineering is a key member of the Facilities, Engineering and Maintenance Services Corporate team. This leader will be responsible for supporting on-site facilities operations for two Orange County portfolios (OC3 and OC4), ensuring properties are maintained according to Irvine Company standards, and driving innovative solutions to enhance efficiency, quality, and trend analysis.

Job Duties
  1. Leads critical facilities efforts through the guidance, influence and support of 600+ maintenance associates; coaching and mentoring Service Managers, and driving training for long-term upkeep.
  2. Drives building quality and safety by partnering on engineering walks, supporting inspections, and leading facilities projects to minimize deferred maintenance.
  3. Champions facilities and engineering processes by overseeing analytics, enforcing SOPs, and ensuring maintenance standards are met across teams and vendors.
  4. Elevates vendor management through performance monitoring, strategic sourcing, and collaboration with Procurement to uphold service quality.
  5. Ensures MEP system performance through inspections, failure trend analysis, and capital planning partnerships for timely replacements.
  6. Leads new construction transitions by managing warranty walks, maintenance routines, and seamless handoffs from ICAD to operations.
  7. Acts as key liaison for Legal on construction and facilities matters, managing escalations and coordinating corrective actions with Risk.
  8. Owns facilities budgeting and planning, aligning project execution and spending with business goals and long-term strategy.
Minimum Qualifications / Other Expectations
  1. Bachelor’s degree preferred.
  2. 10 plus years of facilities or maintenance experience and 5 years of leadership experience required. Prior property management and/or facilities management experience desired.
  3. Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position).
Compensation

Base Pay Range: $167,900.00 - $229,000.00

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
