The Opportunity
Kilroy Realty is building its data foundation. The enterprise data platform is underway, organization-wide AI deployment is in motion, and a significant business transformation is being shaped right now. The question is not whether AI has a role at Kilroy. It is whether we get the most from it while that work is still in progress and the right decisions can still be made.
We are looking for a Sr. Director, AI Solutions & Delivery to make sure the answer is yes.
This is not a strategy role or an advisory role. It is a player‑coach position for someone who can assess where AI changes what the right answer looks like, build solutions directly on our data platform, evaluate commercial tools with firsthand technical judgment, and communicate clearly to executive leadership without getting anyone lost in the technology. You will be grounded in IT but your work happens inside leasing, asset management, finance, and operations. You will own a delivery roadmap that is visible across the organization.
The right person for this role sees a business process under redesign and immediately knows where AI makes it better, where it does not, and what to build first.
Work directly inside Kilroy's business functions from day one. Build working relationships across the organization, identify where AI changes the right answer in workflows and decisions already in motion, and act on it before those decisions get locked in.
Lead development of AI applications and agents on our enterprise data platform. Prioritize use cases with clear business value, exercise independent judgment on architecture and build standards, and deliver solutions that work in production — not just in pilots.
Proactively identify, evaluate, and pilot commercial AI products aligned to business objectives. Evaluate vendors with real technical judgment, not just feature checklists. Develop clear recommendations for leadership with honest analysis of what works, what does not, and why.
Maintain and execute a sequenced AI delivery roadmap with clear milestones, owners, and success metrics. Present progress and priorities to the CTO and executive team. Apply independent judgment on sequencing trade-offs and resource priorities.
Shape how Kilroy thinks about AI — internally through clear communication to leadership and across the organization, and externally by representing Kilroy's AI perspective as the program maturing. Translate what is happening in the market into what it means for Kilroy specifically.
You are a builder and a communicator in equal measure. You bring technical depth and business instinct to the same problem. You can assess a process under redesign and identify where AI changes the answer, then build it, not just recommend it. You operate with independence, communicate with clarity, and understand that the goal is not interesting technology but better business outcomes. You know how to bring people along without needing authority over them. You don't need a team or a title to move things forward. You just move them.
At Kilroy, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within the role. The base pay range for this role is between $180,000 and $220,000 and your base pay will depend on your skills, experience and training, knowledge, licensure and certifications, and other business and organizational needs. It is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case. This role is eligible for an annual discretionary bonus as well.
