Role Summary

This role is responsible for executing residential renovation projects from pre-close walkthrough to final turnover. You will manage construction, contractor coordination, materials, budget adherence, daily site visits, reporting, and timeline enforcement. You are the operational engine of each flip, ensuring our investment hits the market quickly and cleanly—with no surprises.

Key Responsibilities

• Pre-Acquisition Planning (Budget Estimates, walkthroughs, floor plan sketches, etc.)
• Scope Development & Estimating (Getting 3 bids per job, developing a detailed scope of work)
• Closing Day Execution
• Construction Oversight (10-Step Rehab Process)
• Manage and enforce the rehab workflow
• Contractor Management
• Daily Project Routine (7-Step Formula)
• Reporting & Admin

Required Qualifications

• 5+ years managing residential renovations
• Familiarity with punch lists, permitting, and rehab sequencing
• Strong contractor network and negotiation skills
• Proficient in Homestyler (or similar), spreadsheets, computer admin work.
• Experience with multiple simultaneous projects (10+)
• Skilled in floor plan sketching and estimating scope costs
• High accountability and time discipline

Compensation

• Base Salary: $60K–$120K+
• Performance Bonuses: Per project or milestone based
• Penalties/Rewards: Contractor performance incentives managed by you
