Job summary

35 North LLC is seeking a Sr. Construction Project Manager in Durham, NC to lead projects from conception to completion. You will manage resources, budgets, schedules, and safety plans while coordinating with clients, GCs, and subcontractors.

Ideal candidates have 10–15 years of relevant experience, strong organizational and communication skills, and the ability to drive project success across stakeholders in healthcare/public sector environments.

Qualifications

• Bachelor’s degree or equivalent combination of education and experience.
• Proven ability to manage complex construction projects from inception to completion.

The Position

The Sr. Construction Project Manager will be responsible for planning and designating project resources, preparing and maintaining budgets, monitoring progress, and keeping stakeholders informed throughout the duration of the project.

We are seeking professionals with public sector and/or healthcare experience!

This is a full-time, permanent position and could alternate between our HQ office located in Durham, NC, and client locations.

Responsibilities

• Oversee and direct construction projects from conception to completion
• Motivate performance to the highest efficiency to exceed owner objectives, project requirements, quality control, and productivity
• Work with customers and general contractors to develop project execution strategy, logistic plans, and project-specific safety plans
• Support clients in the project setup process; including construction contract reviews, staff plans, budgets, and project processes
• Predict and manage construction support resources in an effective and efficient manner
• Prepare construction budget based on scope of work and resource requirements and track project costs to meet construction budget
• Develop and manage a detailed project schedule and work plan
• Develop subcontractor scopes, buyout, and day-to-day management
• Solicit and secure contractors through RFP process
• Perform periodic walkthroughs of the construction site and provide feedback to the general contractor and subcontractors.
• Provide practical knowledge performing construction safety and construction quality control audits
• Review and approve submittals from the general contractor and coordinate with engineering
• Develop and manage quality control, document control, and communication plans
• Provide project updates on a consistent basis to various stakeholders
• Manage contracts with contractors and consultants
• Measure project performance to identify areas for improvement
• Work collaboratively and build effective relationships with client’s project team, owners and final users, design team, contractors, and local jurisdictional personnel
• Maintain a positive attitude in a fast-paced environment

Required Qualifications:

• Bachelor’s degree in construction, engineering, or related field OR equivalent combination of education and experience

Desired Qualifications

• (10-15) years of relevant work experience
• Highly organized, excellent oral and written communication, and team attitude
• Strong interpersonal skills and extremely resourceful in managing stakeholders
• Ability to compile, analyze, summarize, and present data in a concise manner
• Excellent analytical skills and proven ability to solve problems creatively
• Strong familiarity with project management software tools, methodologies, and best practices
• Experience seeing projects from conceptual design through operations
• Proven ability to complete projects according to outlined scope, budget, and timeline
• NC State Construction knowledge a plus but not required

Physical & Other Requirements

• The job is performed indoors in a construction office setting and at job sites (indoors and outside)
• Protective / safety gear (e.g., hard hat, glasses, safety harness) is required while on site
• Activities include extended periods of sitting, movement, and extensive work at a computer and phone
• Occasional heavy lifting (30+ lb / 13.6+ kg) can be expected, though exertion of up to 10 lbs. of force is more common. Need good manual dexterity for the use of common office equipment (e.g., computers, mobile devices, copiers)
• Must be able to traverse and inspect all areas of job site in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching
• May require travelExposure to characteristic construction site dangers
